It's out of control, where I live properties are selling for 2x-3x what they were 2019 and early 2020. Even at that price the inventory is low.

Just a hunch.
I think the 991.2 Touring is more classically styled and is aging gracefully. It's also the first of the series, MT only and will always be the most analog feeling of the Touring iterations. I think, in the long run, it will be the more interesting car of the two.

I agree with you and the majority of really affluent people I know will not pay it. Those are the pragmatic individuals; they see a bubble and are waiting.
It's the rich bling crowd that has no issue paying ridiculous markups. At the same time when you have made as much money as lot of people have the past few years some just don't care. There are multiple SF-90s and a F-12 TDF parked in valet next door like a bunch Civics. It’s ridiculous.
Considering banks have stopped loaning over MSRP, maybe that will slow down the demand although I'd assume most of this crowd are cash buyers.
I hate to say it but there is a lot of dumb money here.

I had kept in touch with the previous owner, but he wouldn’t tell me what he sold it to Friedman for….
I wonder what it fetched in the open market…..

Ah, that guy. If I remember correctly he dropped to something like $230k "firm" before he marked it sold. Friedman's ask was probably way up there, but wish I had seen it when it went live.

992 will see the most significant intragenerational technology updates of any gen to date. Setting up the 992.1 GT3/RS to be dated within its generation, but then also disassociated from classic 911 characteristics.
If you want analog, classic 911 design, simplicity, 991.2 gen will be recognized as the end of the line.

Accurate, though the 991.2 is more usable on the street than the 997. It provides the analog feel while still giving you some ride comfort, CarPlay, better interior quality, etc. vs 997 without going as far as the 992 where it feels like a Panamera inside.

This. There's a reason why 997.2 have been selling for just as much if not more than 991.2's
