Interesting. Good of you to start the research there Macca. Short of sending children to boarding school it's a way off yet. We really need to sit down and work out what we want, then find the locations that offer it. Then I think we will weekend in short listed locations in the off season as that typically gives the best idea what it's like to live there.
We been doing likewise John. This trip and last particularly. Have covered off the bat of islands Angle and Queenstown, Nelson etc. needs to be 3-5 hrs door to door travel time (Jo had folks approaching 90!), needs to have decent population, shops, infrastructure and demographic (20k pax plus is good), climate needs to be dry and no snow, close to activities hobbies and pursuits, good value property, friends there or close by, and Jo had to like it. I will want to start or buy a business and I like tourism having done it before so 500,000-1000,000 visitors a year is good and I like the idea of lots of foreigners as it makes the place more vibrant. In NI Taupo mini QT, having small tremors due to new bypass but like others within a few years will have invested and be even more a destination than before - best of all I know 4-5 back door 3-4 hr B road driving roots to Auckland without traffic or cops and there is always a bed in Auckland to use for a week here and there when cars need servicing or track days call. Might add Taupo has a growing car scene with a new European tuner and some competent engineering especially out at track. Izard is a NbR list guy with a car collection and Motorsport background and has self financed the track down there so it's solid till he pops his clogs at least (he's 81). I've been visiting Taupo annually for 24 years having a number of pre and post/ex vanuatu friends down there and spending plenty of time there on boats, fishing, hunting and relaxing over the years so it's not going in blind. If have to buy a ute and a 202 for tho lol!

Looking at Ferrari market fashion, now is the time to buy manual P-cars where most are tipo/PDK - 550's, California's and 430's sell for close to a 100% premium in manual format..........
5kplus gst pa signing fee (10k?) etc. no need on Taupo but I've been in touch with management and they have 2x mid week "testing days" per month annually for $125 a head per day and these are VERY lightly trafficked (sometimes no one shows up). That's cheap track time for locals...
Yeah Manfield frequently has test days too and around $100-125 and little traffic!

The hard part is finding 25 people that need driver instruction at Taupo. The easy part is putting it together when they have been found :-)
CCS already run a number of driver training events at Taupo which I think are fair value given the quality of the instructors (Downforce) and the amount of track time. I was talking with Tony Elsemore today and I believe there are a few on the cards coming up...

I've spoken to the seller and my expectation is that the auction will be pulled so I haven't gone back to take all of my bids off. It really is a weird auction system that underbidders can become winners, or even that bids can be removed at all. Imagine trying that at a property auction!
