I am on the 3-car 911 plan : ‘87, ‘97, ‘21 🙂 Hope it stops there!

Only you can answer what are the “must haves”
No modern car, no matter how competent, will feel like a 993. Nothing will have the steering feel or immediacy of a 993. Nothing will have that view outside the windshield or the tiny proportions. That smell…the way the door shuts. A million little things.
Conversely, no 993 will have the power, grip, dynamics and conveniences of a modern car. Not even close.
If you are interested in absolute, objective performance…or ***** to the wall dynamics and tracking — the GT3 (or a TTS, frankly) is an obvious choice. But you will have to give up the feel of the old cars.
I’ve tried and failed to make the “one car” plan work. I couldn’t make peace with the sacrifices, which is why I have two. I recognize this isn’t a practical option for most people…it is what it is. I’m just speaking to my experience.
If forced to make a choice - I’m keeping the 993, but I wouldn’t be happy about it.

This being said, between 993 and GT3. I'd lean 993 as it's more usable on the street and it has many things going for it that you don't get anymore. GT3 w PDK is best enjoyed on track. So the give for me would be the track.

Tarek’s car with sport seats, LSD and turbo brake upgrade looks like a great deal for someone.

The big windshield, tiny A pillars and the way you sit up just inches from the windshield are a big part of it. The cowl and belt line are also really low. It makes everything much more immediate. The steering is also just so much better. Modern Porsches have great steering, but nothing can touch these old cars. It really feels like a direct connection to the wheels.
That said, I agree 100% — modern Porsches on a track are an absolute blast. I’d pick the 992 on a track 10/10 times. So much power, grip and capability. They feel practically limitless and really come alive on the track. You just can’t come close to replicating that on the street, which is why the 993 has its place.

Did a Sunday morning bombing run…total blast and I wasn’t even driving that fast. It doesn’t take much in these cars to get the heart racing.

I don't have any super cars yet, so not speaking from first hand experience. But I never understand the driving appeal of having a McLaren, say 720, 675LT etc. for street only use. How are you enjoying the driving experience or the performance of the car (handling, engine, steering) on the street. Forget about enjoying, how are you even extracting the true performance of those cars on the street.

Yeah man! I took out my 930 (lightly modded) for the first time in a few months today. Crisp out, Trofeo Rs are not ideal for these temps, so took it easy for most of the drive. But it's a freakin blast on the street. Way more fun (on street) than my now gone 991.2 GT3 PDK.
