The interior floors are finished and some of the porches verandas are poured. Framing of the Mezzanine is progressing and I have to admit that the floor joists are going to be impressive!
They are 4" x 12" wood I beams on 12" centers. Zoom in on the hangers if you want to see some serious weight carrying capacity... I'll be able to have cars up there or engine blocks in addition to the Grand Piano! Woo Hoo!
This is what the verandas look like and they will pour the rest and the aprons this week,
The outside is mostly up to grade and we hauled in 600 yards of perfect packing sand so on the outside chance that we can do the first layer of asphalt, we are ready with the exception of the 6" of road base that is for final grade.
The metal for the siding, veranda roofs and what little remains to finish the soffits is in and awaiting a few details to be completed before going up. It is possible that the exterior will be basically finished in three weeks, if, and its a big if, the weather gets a bit better. We are having some snow & wind today, tomorrow and Monday (3 - 5 inches). The rest of next week looks workable... Our ski areas are usually up and running by Thanksgiving so our chances are not great... Perhaps all that gas I've burned on the track is finally paying off in warmer temperatures?

LOVE those stairs - glad to hear they are up to scratch and to your liking..... As far as the Duct - are you going to leave raw? Prob wont notice it so much if it was painted??
@928 GT R - Looking fantastic as well..... so glad we don't have that white stuff (LOL) down under..... we have the ugly white stuff - HAIL - got caught again in a storm yesterday out west after a great weekend @ Mt Panorama.....
No damage this time - thanks god - I'm still waiting for my 3rd car to be repaired from the last hail storm I got caught in....

Yeah the duct thing is now looking good. Before I could show the builders what spyerx suggested they had already contacted HVC guys and said what they had was unacceptable and they did silicone on the joints.

Mt. Panorama? Thats Bathurst my friend! What a fantastic track and event! The whole James Hardie and Supercar series has been an epic part of my motoring enjoyment! I doubt I have had more fun at a race than back when Brock was rocking it in the 05 Commodore's. Camping up at McPhillamy Park? WOW!
As for Australia not having snow? C-mon! I've skied at Hotham, Buller, Falls Creek, Thredbo, Blue Cow, Perisher, Smiggens and a bunch of lesser places while I had some ski shops in Melbourne. I'll bet we have been in close proximity at some point in my adventures down under...
@NSD991 - Exceptionally cool fan as well. My Big *** Fan is the multi-blade monster for large spaces. Love the style and machining on that one, it looks like it was machined from a billet!

Sure is Bathurst mate! Its a world class track - and many have rated it in the top 5.... Its the holy grail for Aus Motorsport, and a blast to drive - scary as hell (and faaaaaast) over the top - but when you get it right....
Brock is a legend, some of the old footage of him steering an 80's Commodore around - talent? Nah - he was one with the car!
As for snow - im from Sydney mate - no snow here but the weather these days - we've had 4 or 5 big hail storms already this year - and the season is only just getting underway!
I'ms are we've been close at some point - but now you'll have to visit me when you come down
I have a couple amazing tile guys i work with. I polished my last garage and it took me way more effort than I ever want to spend to get the guy to make it right after the ****ed it up the first time. This time I was thinking epoxy given the size…. It would be a LOT of tile.
Yea I got it. Thought maybe you were in Orange County. The closer I got to installers from the coast, the higher the quotes for labor. Like a factor of four. Then a "friend" from San Clemente gave me a bro deal which was 2.5 times higher than the Inland Empire guy that I used.
I bought my "Dream home" but noticed anything I want done now is more expensive once they see the house. It's not like a crazy mansion, but bigger house and lot. So if I want something done now I text a picture of the job and get a quote by text.
Dream home for me, not necessarily everyone else. I wanted to be near mountain roads and have some nature in my yard, so we have a half dozen dear in the yard every day and a bear at least once a week. I posted pictures of my garage already so won't bore you. I bought the lot next to us to maintain privacy so we're on 3 acres.
This is before we worked on the yard. We made a retaining wall out of boulders and backfilled with dirt to expand the grassy area around the edge. Bingo. Instant yard. At a cost of $150k but that included a bunch of other stuff. Glendora Mountain Road on one side, Azusa Canyon on the other, and Hiway 2 / Angeles Crest about 25 minutes away.
Hard to find space here in the land of zero lot lines. The garage is an oversize 3 car, and it had an unfinished room upstairs that was not even drywalled and over 1,000 sq ft. I made that my media room. Really for playing music.

Try having an address in Laguna Beach. Talk about "porsche tax" Jesus... Most of my trade labor comes from South Bay and inland. And I pay them more for coming out here, still a lot less than the local guys and high quality. I don't need to pay for your fancy truck and offices... I want skilled trades. And will pay for it!
