True, on the waterproofing. I was thinking about that and wondering how different is it from waterproofing a freshly poured concrete foundation with a ~10 foot basement for a house?

I like the IFC method that 928GTR is using for his garage and will research if that can be used for an underground garage.

Interested in other’s experiences.

This is interesting. While I know nothing of it, there was an article a few weeks ago in the local Toronto newspaper. In Toronto home owners with smaller homes are resorting to building underground for garages, rec rooms, gyms etc. So they are building beyond the foundation of the above ground home. To areas into the yard or even driveway. Apparently this has or may cause issues with drainage, stability of above ground infrastructure and maybe impact neighbours. They called them iceberg homes and it's also a thing in London, UK that has caused issues. To a layperson like me, it seems obviously doable as there are many buildings that go underground beyond a basement, but maybe proper due diligence wasn't done or whatever in these cases.

If you are building a garage and like to work on your car, consider extreme lighting ideas. If I was doing it again, I would add lights in the floor of the bay where the work gets done, maybe an array of 2 x 6 along the length of the car. It would help immensely in most any situation and you avoid lugging around a light and trying to figure out the best place to put it.

Have not looked in depth, but something like this

Don't know for sure but I would think the waterproofing in and of itself would be similar.

To me, and if I understand your idea correctly, the larger issue is going to be structural - as in how do you hold up the existing home when you want to dig out all the support that's underneath it right now. Depending on how large a garage, I can't imagine that there won't be a bunch of support columns throughout the garage.

thanks so much, Monday finish paint, Tuesday electrical power will be connected to main house and begin install of Big A$$ Fan, Wednesday metal staircase frame and outside cleanup and landscaping starts, Thursday flooring arrives. Tile work in bathroom starts this week as well and plumbers by end of week. So lots going on.
Then the wait begins, single post lift ordered in July hopefully in December, garage door also ordered in July due February (will likely close 8x12 ft opening with plywood to let progress inside continue), cabinets ordered first week August delayed to January and now March.
Still lucky have terrific builder that keeps things moving.

Garage door (production delay due to “lack of available workers”) will be 7 months from order to hopeful arrival. Thankfully we’re in Texas so winter won’t be brutal.

Would like a recommendation in Southern California (south Orange County) for a garage coating (ie epoxy, maybe polished and dyed) contractor. Needs to be perfection level quality, will,pay for it.

any recommendations? I don’t trust Yelp.
