A friend did Life Proof on his 6,000 ft garage. It is a faux wood and he loved it. Anyone else use that product?

How about Polyaspartic floor coatings?

You guys are correct about the cost aspect, wouldn't this be a fun floor graphic?

No but I used a poly on my 3-car in one of my properties. Low-gloss, heavy flake and holds up WELL in humid S. FL.

Lifeproof is a vinyl product though some of their products actually have porcelain in their name. Weird. I've never seen it used in a garage but there are website forums dedicated to those questions. I'm sure somebody has an opinion. My concern might be wear marks/stains from tires. Not sure how much in and out you do, but that's where problems come up.

I love the faux wood tile @trice9 shows above. That's an expensive garage. Go all-out. Tile and epoxy grout.

or

polish and stain the concrete .... it does look amazing in large spaces like yours

I've had Race Deck Free Flow in the garage for about 3 years. I've been very happy with it, although my space is considerably smaller than yours. As long as you leave minimal space on the edges (1/4 inch) I don't get any buckling or noticeable expansion and I'm in the central California summers. It's easy to clean, I just use a mop and soapy water. Use a blower to clean out any leaves or debris but for me it's been great and I'd recommend it. I've worked on all my cars, jacks etc. and never had any issues with it. Plus the tiles are pretty easy to pop out, I have a few color options for the blue section that I can swap out if i want, but I like the blue.

Today I researched local and not so local concrete polishing companies. Sadly, the only local polisher has retired, his equipment is for sale and his base price without acid wash, fill or hardener was $7.00 sq ft. The closest polisher is 75 miles away and his base would be $10.00 +++ and he made it clear that he did not want the job. So polished concrete is out.

The Race Deck has the issue with expansion and contraction soooooo - - - I asked my engineer if I ran the heated floor at 71 degrees and the AC at 70 degrees would it be stable? His answer was probably...

I'd be a crash test dummy on this concept!

That leaves Poly Aspartic (another no-local vendor product) and Life Proof vinyl faux wood or ceramic tile with epoxy grout. I know the Life Proof works because one of my neighbors has it in his VW dealership in Texas and in his big garage at his summer home across the street from our big house. I had ceramic tile in a garage in Florida and it was hard on the feet plus anything you dropped on it either broke or bounced a mile away.

Long story short? I'm leaning toward a combination of Life Proof on the large flooring sections and in the wetter work bays it will be the Race Deck with the open grid. So now it is on to the design... OR... any additional options that can be shared? Thanks!!!




Todays progress! Tomorrow the roofing starts! Yeah!

Looks amazing, keep the pics coming. Three options IMO: poly aspartic (I have it and has been bulletproof for years), porcelain tiles (next time for me), or polished concrete. Can't wait to see more.

This garage is looking awesome and I can't wait to see the finished product and what you put in it, but surely this is not just for your garage? I mean it is bigger than most peoples houses!

Life Proof looks nice. I guess you don't have to worry about it getting scratched or dented. I guess it comes in tiles? Is there any other issue to think about like dirt or moisture at the seams?

If you get a quote tell everyone the cost per sq ft installed. I don't think anyone has discussed that.

It's really fun when you get your garage the way you want. Mine is nothing like yours of course, but it's still my space and I enjoy the sh*t out of it.

Weird no local vendor. Where is this garage being built?

Tuxedo extra large, extra tall lift. At its highest setting, I (6’ 3”) can walk under it, allowing me to keep the ramps on at all times. And helpful for when I use it with my larger vehicles. Very happy with it.
