Return it to stock, sell the parts separately will yield best return, but also biggest hassle.

While everyone seemingly wants to buy/own a "track ready car" like the RS, the reality is that it is probably single digit percentage of owners that will actually ever take it to the track more than once or twice during their ownership and would want a harness, cage, seats, etc. Higher percentage for sure here on Rennlist, but that's only a small segment of the actual market.
I agree with PFBZ’s suggestions, especially returning the RS to near OEM specs. Considering, that your RS is now 6 years old (as is mine), my thoughts are that there’s a larger group of potential buyers searching for an original (non-modded), 16 RS. That most of these buyers don’t plan to track the car, but to enjoy it on the backroads and/or for cruising. Think of your own words you’ve shared in terms of your RS’s current setup/ride experiences. If it’s little enjoyment for you as the driver, think of what a spouse, etc… thinks.
Selling the various parts and pieces is not unrealistic as long as you’re reasonable and able to manage your expectations. You’ve been very transparent in your post and that will continue to pay dividends as you go forward. Bests! JB

No tax loopholes in CA. Painful every time you buy a car. Only work around would be if you're a broker.

Had no idea it was listed (or going to be listed) and appreciate the heads up. He said he didn’t know if he would keep it long term and wouldn’t want to undermine me selling for more. I told him that I was selling it for an agreed price and what he did from there is up to him…but didn’t think he meant one day.

By friend, it’s a person I’ve become friendly with through IG as I had interest in a Camaro that he bought and sold. Assume he’s testing the waters to see if he can flip it…

Please, no purist responses. I really don't want to sell the car- I just love it. But frankly it is just unbearable to drive as is and life is short.
I was talking to an older couple (late 60’‘s-70’s) with a .2 RS. They had sofas but also swapped out the .2 springs for .1 springs to soften the ride. IIRC the .2 has stiffer springs but other suspension components are softer, whereas the .1 has softer springs but stiffer other suspension components. So it seems you can combine bits from them.1 and .2 to get a softer ride.
