It is neither stick or pole... It is ICF with a 36" x 14" footing, 12" x 4' underground foundation walls and 20' x12" walls. Floor is a full 6" thick so I do not have to sorry about where I put lifts.

The ICF is 2" of foam form with 8" of reenforced poured concrete inside and another 2" of foam on the inside. Sheeted with metal on outside and 5/8 drywall on inside.






This shows the concrete delivery trucks and pumper filling the first 12' of the walls. then we formed the upper 8' and poured that. So it is 20' at the eaves and has a 78 foot clear span truss system. Scissor 2" x 6" trusses on 16" centers, 5/8ths thick roof sheathing with 4/12 pitch on the roof surface and 1/12 on the inside. At the center of the interior it will be 23' of clear space.

To answer the question regarding the two styles... I did compare them but did not like either style. Too weak and not well enough insulated. This has a complete double thick foam sealed wall and I can Heat it in the winter and AC it in the summer at a fraction of the cost of stick or pole construction. It is practically bomb proof!

Today I went up in the Sky Trac for another look before the trusses go up...

If you zoom in you can see the bolting of the plate that the trusses will mount to. Also gets hurricane strapping even though code does not require it. Overbuilt and I like it that way!






An additional bonus of going with ICF is that the building is straight and true. No warped wood to deal with or worry about fire, rot or bug infestation.

Trusses arrived today! Came over the Mackinaw bridge... Its longer than the Golden Gate in total length...

A dozen trusses went up today by 2:00 this afternoon. Did not get by to see what else was done. I know that they wanted to get everything perfectly square and braced before adding more...



Had over a dozen workers today! Was able to pull in the same framing crew that did the cottage... BOOM! Hope to have them all week and get this thing dried in!

What’s the layout plan? I would love to get some ideas on storage capacity and entry/exit planning.

That is some next level stuff right there.... So impressed with he build and the size. What state are you in if you dont mind?

The layout is pretty simple: A large entry room with a bar and pool table, big screen TV lots of furniture. To the left is a kitchen and staging area for food, caterers etc. 2x Bathrooms with the handicap access bath being in the bar area. Then a second bath accessed from the shop area. The bar area is large enough that it can be partitioned off for an additional office. There are three 80 amp electric car charging circuits and an RV hookup. 8x floor outlets for the car chargers. Welder circuit, 220 circuit for the compressor. 30 amp for the lift. A Big *** fan is central in the warehouse section and there will be a 20' tall Texaco porcelain sign standing 2/3rds of the way back so there is something immovable to run into if I'm stupid!

The OP is somewhere in Michigan since he referenced the "Mackinaw" bridge, which is actually the Mackinac bridge that connects the lower and upper peninsulas of Michigan. I think locals may refer to it as Mackinaw since one end starts in Mackinaw City. Mackinac Island is a very cool place and the boat ride there can be thrilling if the water is a bit rough.

This "garage" is going to be amazing!

Old ground floor plan: (It has been tweaked a small amount since this drawing in the bathroom area and closet configuration.

Old mezzanine floor pan: Also been tweaked to include a cantilevered overhang of some of the lower space.

Another dozen trusses went up today with bracing and some sheathing. Tomorrow we sheath the rest and brace it for the long weekend (we have some potentially ugly weather coming). Crane shows up next Tuesday and we will shot for completing the roof asap.


It takes a lot of bodies to get this thing done! If you look there are guys everywhere!

Gave the Coke Car some exercise toward the end of a good day!

Long shadows... Its hard to believe that in two months it will be snowing!
