Thank you. Yes the car has been babied. I think it's a $62-65k car all day long. The price reflects a small discount. If someone is looking for a "5" handle on the price, they will need to consider cars with narrow body, PDK, Cabriolet, many owners, or accidents. This car has none of those. I have the original black shifter. and the lip can simply be taken off. It seemed to me that these mods are mostly OEM+ and likely appreciated around here. Everyone does the Fister and there are constantly threads on improved steering wheels. So I have left them. I added interior pics to the listing and am comfortable stating this might be one of the cleanest in the market. Again, I would prefer not to go to Cars.com or Autotrader so that we can keep it "in the family" but I understand getting the car sold is not anyone else's prerogative. In the end it's reluctantly for sale but we are in contract on a ski house which will bring joy to my entire family. The car is really just for me but I digress.

Last week, seemed like the cheapest 997.2 manual coupes with less than 50k miles were $58k (wrecked) and $59k (cannot recall if wrecked or not). The rest were in the $60k + range. 21k miles is super low and the interior/cosmetic mods don't really bother me as they are not mechanical in nature.

All mods aren't equal so the "mods = discount" mindset doesn't always hold. Maybe on something like a classic car or something really high end. Folks generally don't want mods when buying, say, a 993 Turbo or 991.2 GT3 RS.
The 997.2 is a 10 year old car. It's not new enough to just sit in the garage all the time to avoid mileage depreciation and it's not old enough to be valuable enough to be preserved in a museum. Small mods that improve the driving experience are kinda inevitable.

Wow, I've been away from looking at values or browsing the forum for 3-4 months now but if what you say is true (and I do believe you since I know you watch values like a hawk), values have gone up sharply in that time. Makes me happy I found such a great deal on mine and bought when I did last year. Used to be a good clean .2 C2S manual could be found for mid-low $50k and $60k-$65k was high end specialty dealer pricing. Just more evidence that the 997 may be past the bottom of the depreciation curve and is starting to appreciate. I've been really happy with mine. Wish I had more time to modify it but love that I don't NEED to in order to enjoy it.

Just to be clear, I was talking only about S and 4S in manual pricing. It does appear that we are seeing fairly significant appreciation on low mileage, 997.2 S/4S/GTS manual coupes. I would say that any of these with 25k miles or less will really hold strong value and become more and more desirable.

Yup that is what I understood. Since reading your post, I went and spend 15 minutes doing my own searching and found exactly what you just mentioned to be true as well: 25k or less mileage examples are commanding a crazy high premium. In addition to the prices generally going higher for these cars, the mileage modifier has skyrocketed - that's the biggest change. Used to be that lower mileage cars would command a premium but now the premium seems to have increased 50-100% over what it was (mileage based value modifier).

I was in Austin few days ago and wanted to see this car. Sale pending. Had been on market for what seemed long time and of course gone by the time I was ready to take a look. These dealers are bad about keeping cars listed way after they sell. That $72K manual GTS from Porsche San Antonio is still listed. I guess they just enjoy answering phones and telling everyone the same thing or hoping to sell them something else which is unlikely
