Two months ago I moved into a new home and really wanted to do my new four car garage in porcelain again but couldn't stomach the cost so as you can see from the photos below I went with a "Polyaspartic" Floor Coating on the floor and concrete foundation walls. This was professionally installed and comes with a ten year warranty. I'm really happy with the end result and It's supposed to be superior to epoxy and urethane coatings but only time will tell. Check out all the high end dealerships and even in their service shops, you will find porcelain tile on the floor.

Although my polyaspartic floor turned out great, if cost wasn't a factor I would have a porcelain tile floor again in a heart beat.

^^^This. I did a bunch of research and ultimately went with Polyaspartic epoxy system last year in the garage of our new house. It is, I believe, a far superior product compared to traditional epoxy systems. I found a contractor with a 20 year warranty. My reason for this material selection is primarily centered around the long term flexibility advantage that polyaspartic provides. This means that it is far less likely to crack due to any "small" cracks that may develop in your concrete slab over time as well as any tools that may be dropped on it....it's more likely to survive that. I had my garage floor professionally installed and they used the standard diamond grind to prep the concrete, then applied the basecoat and topcoat. With any epoxy system the best way to prevent any lift due to hot tires or tires/weight in general is to prep the substrate surface to promote excellent adhesion. My only real regret is going with a multicolor chip. This makes it very difficult to find small nuts, bolts, etc. when I drop them on the floor. I think next time, I will go with PA again but I will go with all one color (base and chip) that way I still get the benefit of the slight texture to prevent slipping but it is still easy to clean. I do not recommend going without chips because the floor will be VERY slippery when wet (ask my how I know) and I do not recommend using any type of silica/sand type material mixed into the topcoat because, although you will have a great anti-slip surface, it makes it a real PITA to sweep and clean. Just my $0.02 based upon my experiences and "tuition" I have literally paid for.

Every area is different. Curious what the cost difference is between the Polyaspartic system and porcelain tile? Labor quotes for tile can be anywhere from $6 sq ft to $40 sq ft. Some of these guys are crooks. I might dig out all my paperwork so I can tell you guys what tile really cost. I will say that paint looks real nice.

My polyaspartic is about 2 years old now. Holding up perfectly so far! I paid about $7,000 CAD for my 770 sq ft 3 car garage + they did the foundation walls around the perimeter as well. I think my favourite thing about this flooring material is that it's so dang easy to clean. Just pressure wash it and it looks virtually perfect.

Here is how my garage looks now that I've added more lighting.

I had my new garage coated just over a year ago (Jul '20), I don't recall the exact square footage now, but it was in the 800-850 sq. ft. range IIRC and it cost me $5k. So that is ~$6/ft^2 range.

I paid $2800 for my 400 ft. sq. polyaspartic floor coating, which included the coated baseboard around the garage. This was 18 months ago, Chicagoland area.

I grabbed my invoices since I don't recall what it costs to do tile. Labor for 865 square feet was about $5k, and that's about $6 a square foot. The tile was about $3500. The epoxy grout and special adhesive I can't find paperwork for, but let's call it $1k. I don't think I missed much, so let's call it $10k for a 3 car garage. If I missed something make it $12k but I don't think so.

This was done in December 2019. Labor was all over the place. I bought my tile from Arizona Tile and they have a list of installers and I asked the guy who was good and he told me call Pro Ceramic. Pro Ceramic allowed me to pay for the tile using his contractor discount at Arizona Tile and I think that saved me like 20% on materials.

The reason his price was better is he's 35 miles outside of Orange County and Los Angeles. The closer the installer is to money, the higher his price might be. I have a "friend" that does tile for TV stars and all that and he charges $40 sq ft, but for me....I get the Bro Deal and it was like $28 or some such bullsh*t.

Did the Home Depot stuff years ago, it sucked.
Did RaceDeck in GA, it was great.
Did RaceDeck again in WI and it sucked. Snow/dirt built up underneath it and it was a huge pain to remove/clean/replace.
Moved to FL and did Epoxy installed by a pro on a new floor. Love it so far...

I paid $2.69 per sqft for Race Deck Free Flow Tiles. I installed them myself in my 850sqft garage in just a few hours. No need to hire anyone for this simple, DIY project.

After much debate, I have decided to go back with Swisstraxx again.
I ordered them on Wednesday and got them on Friday, so they are sitting in my garage, waiting for me to have a day off....

Here is my full flake epoxy system. Loving it , so easy to clean.

Seems pricing is all over , I paid 4400$cad taxes in. But got quotes all over, most expensive was 6500$cad for my 675 sqft 3 cars garage.

It was a long process , whole week but mostly due to prepping / grinding the surface & curing time between coats.

What is it? Massive ceramic tiles or polished and coated concrete?
