I am doing in-floor heating with 3 zones and a back up Gas furnace for quick recovery. It also has a 20KW back up generator and the AC is performed by 4 mini-splits.

 

I've been gone for a few days and it looks like they got the in-floor heating tubes mostly completed. What is cool about them is the fact that they can be located with an infra-red heat gun. When you mount a lift or other floor penetration that is over 5" deep you can miss the tubes.

 

In other news, the delays will continue as the lead Forman had a small heart attack and is now wearing a Halter Monitor and has severe limitations on his participation on the job. He was the driving force on the job and things are going to slow down even more. That said progress is being made on the soffits and porch trusses...




Heres the back of the building and you can see that the furring strips for the siding and soffits are in.



Weather can stop this job any day now without the concrete being poured on the floor, aprons and patio. It is an unbelievably warm fall with temperatures running 15 Degrees above normal! Love it!

 

It seems ploddingly slow at this point with the preparations for heated floors, air lines, plumbing, electrical, tunes, sewer and siding all going on simultaneously. The site re-grading, drainage and and water retention ponds are about to be addressed as well as preparations for concrete aprons and paving. A busy schedule...

As a bonus, I have located a concrete grinding company that might take on the job! They are from downstate and are new and looking to expand their territory. I would soooo love polished floors!

 

 

This was from last Friday, but I'm off to COTA for the F1 race and will not have anything fresh to post until I return. Should be a big bunch of progress as the porch is being finished and the soffits and site prep goes on for some siding application and major concrete pouring. Really need to open a can of "WHOOP ***" in the next two weeks to beat winter to the punch!



I also found another nearby unlisted site that offers over two acres and an additional 12 acre site for some other projects that we are contemplating...



Here is an example of a friends cool floor that is allegedly impervious to car related activities... Looks slippery to me!

 

I had an epoxy coated floor, similar in appearance to that one. And not particularly slippery until you spill some oil on it. Oil on concrete is obviously slippery, but on epoxy it is like walking on ice.

BTW is your friend the creator of the Deco Liner? I know who that is and his stuff is incredible!

 

For a second I thought it was a highly polished Herkimer Battle Jitney.

More bad news on the labor front. Our foreman had another small heart attack and ended up in the ER. The electrical contractor lost a few of its electricians to another company offering higher wages and better benefits. It's getting tricky to move forward!

Despite the labor troubles decent progress was made on the soffits, prepping the window frames and getting the roof on the porch ready for metal. Also ready for the electrical outlets in the floor for battery tenders, lifts, big *** Texaco sign etc.

Brought the well supply line in and hooked it up so it can be pressure tested before the floors are poured (minor detail).









If this pile of sticks, concrete and metal is going to be weather-proof and heatable for the interior to be built out, we have to have perfect weather.

It's "Game On" mode from here to exterior dry in...

 

Curious about slope and drainage, if any, on your floor. For instance, in a residential garage you'd have a slope outward towards the garage doors. Rain water, slush, runoff, all head out the door. In a larger commercial building I will often see perimeter drains.
Not that you are planning on large amounts of water INSIDE the building. But I'm curious what your team may have suggested here.
