Lol, that would almost match my spec as well! However, this is my first car with Sport Tex and really like it. In Florida - I might do the vented seats like you. It’s great to see your anticipation, but you may have a long wait ahead! My guess is that they are building and selling all the 911’s they can at the moment and the “T” may be pushed back until sales drop off.
Until it’s confirmed, I would not consider a 992 Carrera T to be a certainty.
The 992 is hot and supply continues to be limited into the second model year. It won’t be long before RennLister’s start talking about 2022 allocations. With all of this demand, I don’t see a manual transmission coming to the Base engine anytime soon, because the market has shown that people will pay the S premium for a manual in the US. Of course, that’s not even considering the emissions considerations around limiting the number of manual transmission P cars produced.
With everything the OP has put on their option list and their desire for regular handles, the answer is a C2S.

t I think the 992 Carrera T won't show until the 992.2 is introduced and that's usually a year what 3-4 into the run so I think you'll not see it on the order plate until 2023 at earliest. See them pushing out the GTS next as a 2022 car and capture more funds especially given currently constrained reply for 992 allocations/production still right now.
I agree November maybe to show a demo or early model but not a Nov announcement and release. Still think you'll see GTS first (already testing that one in late stages right?) and then a 992.2T once they push into the next mid year/life upgrade model. May even see some form of hybrid addition first although think that may be not till the NEXT car [99? are they gonna call it?]

GT4 / GTS = NA
Base / S / T = Turbo
So if Porsche follows their own playbook, more likely the 4.0 NA would be seen in the new 992 GTS rather than the 992 T.

If they make a Carrera T with NA engine and MT, I'd be running to my dealership with cheque in hand, lol! I've been looking at used 991.1 with manual and can't find what I'm looking for. There is a used one here at a non-Porsche dealership, but not specced very well and quite highly priced.

Bank account a wee bit short. In BC, Canada we have a ridiculous "luxury" car tax of 25% (5% GST + 20% PST) on cars over $150,000!!! Plus I want the back seats for my infant daughter

Happy 2021! I wanted to start a discussion on the potential upcoming 992 Carrera T, likely a 2022 or 2023 model based on past iterations.
Overview
August Achleitner (chief engineer for the 911) has already intimated that it would return, as mentioned in many publications: Interview - R&T. I did some brief research, using the 2018 Carrera T as my estimate for the new pricing and specs. Given the imminent launch of the GT3, and the GTS in late testing, then the most likely timing is that of a 2023 model (i.e. announced in about a year). However, Porsche could surprise us with a late 2021 launch as well (as a 2022 M/Y).
Package
In general, the "Carrera T" adds the following to the base Carrera, along with some special painted surfaces (mirrors), and graphics.

PASM Sport Suspension
Sport Chrono
Sports Exhaust
Shorter Final Drive
Lightweight Glass
Door Pull Straps
Sport-Tex Seat Centers
Optional

This is a tough estimate to do, as I don't have the 2018 package pricing, so I was unable to estimate the discount. However, the base price of the 911 went from $91,100 to $99,200, so roughly 8.9% increase. The Carrera T in 2018 was $103,150, so a 13.2% increase over base. That gives us two possible ways of computing the new 992 T base price:
Model 1 (8.9% Increase from 911.2 to 992 gen): $112,330
Model 2 (13.2% Increase from base 911 price): $112, 295
These both line up, but again, are just a projection. From a sanity check perspective, the 2021 Carrera S is $115,100, and traditionally the Carrera T is just under the C2S pricing.
Thoughts
I have a manual 991.1 MT C2 at the moment, and this is the model I am waiting for to trade in my 911. The primary reasons for this are the manual transmission in the base, which frees up funds to go towards other options that I prefer. The Carrera T offers exactly the options that I would spec, including the Manual Transmission, Sports Exhaust, PASM, Sport Chrono (which is now tied int to the manual transmission anyway).
Here's a bit of heresy from me, as I do know the "T" is intended to be the lightweight, no-frills version that is more of a "purist" car. I am actually going to spec it out as a year-round daily driver (FL), with some options that would increase weight and cost. However, the savings from doing this to a "T" over an "S" are substantial. Here's my rough option package, in addition to the standard goodies in the "T":
