What many don't see is a good % of these new immigrants are coming here with MONEY to park in our real estate and buying up businesses as well.

There are pockets of Toronto where it's still quite reasonable as gentrification hasn't yet taken hold... Keep looking for property that you want, you will make $.

Toronto will be NYC equivalent in a decade..
I wish I still had my Blue Jays Way Tridel unit, sold in 2012. Bought new in 2007. Did well but could've done better renting it. Alas, needed money to fund downpayment on a house.

Sure, but who wants to be out in Pickering/Ajax/East or Grimsby, Ancaster (not so bad), Stoney Creek, Acton, Orangeville. The commute would be horrendous and it is still a different life in those places. Maybe not so much Pickering/Ajax.

Edit - But agree, it's not a right to live in desirable places or expensive places. Can't afford it, then well you can't have it, generally speaking.

I bought my 2017 C2 18 months ago. in the months leading up to that, so spring 2022, C2 was $150k and C4S was $170k (GTA).
my dealer dropped the price for the C2 to $130 and I jumped on it. C4S had also come down $20k to $150k. mostly lack of interest at those prices, my car dropped $20k because it sat on the lot for 2 months without a sniff until I came along. when I went to the dealer to view the car they simply said "this is the price, pay or go". done deal on the spot. when you find one that meets your specs and price snooze you lose.

Thanks for the data point. So, you basically paid more than the original MSRP ($102,200 plus options) for a 5 year old car. At least prices have come down a little since then.

yes I did. I originally had planned to buy a new Cayman but any dealer that I spoke to said the next allocation was 2-3 years away if I cared to plop down a deposit. same for a Carrera. I got the used car that I wanted, a bit pricey but it's been perfect, only 20k km when I bought it, all the important options that I wanted.

Car dealerships have always had lots of cars in their inventory and a year or two ago they had next to nothing in stock.
The Porsche dealers I have dealt with over the years still had more inventory before 2020 then what they have now so I don’t think they have a lot of motivation to sell cars at a reduced price yet.

Maybe a high-mileage base, but if you think you are getting my 991.1 GTS for that, you are dreaming in technicolor.

Besides, I'd sell in the US where high optioned cars and manuals are in demand.

I wouldn't buy your GTS because the battery is too old

Lots of low mile base and S 991.1's for less than $100k. This looks like a nice one at PCO...

Some of us know something about charging systems and batteries. The main reason I would never waste my time on a grossly overpriced Li-Ion battery.

Some of us are drivers, some of us are passengers. You could not sell me a PDK car cheap enough.

I think my 11 997.2 C4S with lots of options and 37k km...would go for around that, last I saw. Excellent depreciation curve.

Ok, stop treating this like the stock market where you are buying low today and selling high tomorrow and flipping cars like a Porsche poseur.

Buy a car you like and hang onto it.

And why not? There will always be a few buyers in the know that buy a certain model not for its styling, but for the technical aspects of it. Exactly why I bought an almost new 991.1 instead of a new 991.2 for almost the same money.
