Yeah, but St George is cold almost beyond belief in the winter, isn't it? The Brianhead ski area is there, right? It was 10 below zero the last time I skied there. That was in town, not on the ski hill.

Trojan, check Henderson too. It's 5 miles or so southeast of Vegas (closer to Hoover Dam) and the house prices are a little lower. Look around on realtor.com. One spiffy area in Vegas is in the northern part around the Del Webb Summerlin development. I don't know if it's in the city limits though.

If you have an airconditioner(and who doesn't) Phoenix area is very nice!
And Houses are Dirt-Cheap compared to Cali!
One area of Cali that I like alot is Folsom(Sacramento area).
It's very clean, with lots of new houses. Lots of nice curvy roads in the country are nearby. And the Houses are a little cheaper than L.A. and the Bay area.
Tahoe is not too far from there either if you're into skiing and Nevada activites.

Upstate, New York....Lotsa Mountains (Adirondacks), lakes, rivers and streams, open space, cheap real estate, taxes not too bad, vinyards in central NY. Great uncrowded windy roads to drive. Close to NYC, NY-Vermont ski area's and close access to anywhere in New England. You even get Hilary Clinton..LOL!!! Winters can be kind of harsh...You might need a Cayenne, carrera's wont cut it in the snow...but they would love the spring, summer and fall. Good like finding your utopia...

St george is at around 4000 feet real mild winters, Snow
but not much and it dont hang around long. as you progress
up I 15 you go up to Cedar City and Beaver Utah( Can you
imagine the Liquor store in Beaver!) those two get lots more
snow. I have been caught in many a blizzard coming back from
Idaho only to pass from snow to rain from Cedar City to St George.
Brians head is to the east of Cedar City and is around 10000 feet
so Yes it gets cold there!
Rockit man you gotta be kidding! Go from one taxing liberal infested
state to another!! It dont snow in Buffalo either!!

Forgot to add, i lived in the Denver area for 2 years (Boulder). I hated Boulder but the rest of Colorado is really nice. It is sunny all the time, gorgeous, great roads to drive and anything else you want to do outdoors. There is some snow in the winters but it really isn't bad and it melts quickly.

OG, now I remember, it was Cedar City I was thinking of. Up on the ski hill in 20 mph winds I shudder to think what the wind chill was. I've never been so cold in my life.

Trojan, now that someone brought up Phoenix, I think I should mention Tucson (I'm from Arizona). The weather is milder than Phoenix and it's nowhere near as crowded. I refer to Phoenix as LA East because it's starting to look like it, and I swear half the people there must be from LA. However, Tucson doesn't meet your water requirement while Phoenix has a number of good-sized lakes within 100 miles. Arizona in general is more liberal than Nevada (it makes me sick) in large part because of the aforementioned Californication of Phoenix. There is a state income tax, but machineguns are allowed depending on how much hassle you get from the local authorities, and concealed carry permits are issued after a background check and mandatory instruction.

Chicago obviously doesn't fit your bill because of winters, but, it is one of the best places to live in the summer. The city just comes alive. That said, I love NY also. Keep in mind though, I am much more an east coast kind of guy than west coast.

Don't get me wrong, taxes, politics and weirdos aside, I think So Cal (especially Newport Beach) is the best place in the world to live. However, even behind the Orange Curtain there is too much "Californication" goin on for me.

Eventually these idiots running the state will **** enough people off to force a change in the way we do business, and I can come back to Cali. Either that or Bustamante can just give California back to Mexico.

Troj I think just like you do man. I am getting so sick of all this
giving away the state and the govt is run by special interests
groups all draining our pockets. Gray Davis gave prison gaurds
salaries in the 150K range in exchange for the union supporting
him,When the budget is in the toilet,
and then the illegal immigrant drivers license. I am ready
to pull chocks myself. My only reward is that if I dont read the
paper this small town on the eastern side of the Sierras is middle
America USA. When I retire I may sell all my assets and move to
Montana. The TT has awd right??

I thought I would mention Spokane, Washington. It is 300 miles west of Seattle. Three definite seasons but generally mild winters and summers. Low humidity and not a lot of rain. Close to several ski areas and numerous lakes in northern Idaho. This is a fairly conservative area with agricultural based economy. No state income tax.
