Well, we're probably 5 or 10 minutes from the beach still. Funny, 1/2 the house size, 35 years older-and the price still goes up 25%!!

Or, last week in Wailea it was 1/2 the house size (and we're only 1400 sq ft now), albeit decades newer, and 2-5X the price depending on how close to the water you care to be. (And if you're zoned as a vacation rental.)

Close to the beach? Watch out for that salty air!

Bruce59, exactly my thought too. A little dew will turn into a little corrosion from day 1 on.

Again, I'm 5 or 10 minutes away...much better than the 30-40 we were. As it is in SoCal, and not the gulf coast, and garaged-I'm not worried.

Please let us know how it goes. Our home is also for sale and we have a huge (extra roomy) three car garage. We are looking to downsize with the new house and the bad thing about downsizing is, like you said, every thing is downsized. Please let us know how you get three cars and all your man stuff in a 2 car garage. Rob wants to know!

We've already sold a bunch of furniture-who knew there was such a market?

We've sold a ton of our furniture with our last three moves and will do it again. It makes moving easier. I am glad there is a market for such things as I am sure you are glad too!

NICE NEW HOME!!! I miss the sea breeze. Now I get a swamp breeze and it's not the same.

I'll let you know how the downsizing goes. My wife got a lot of furniture sold today, and the "estate sale" isn't even until next Friday!
