Yes, they are very nice homes for sure. You can stack the price of their homes significantly with the upgrades they offer. Pulte and Pardee build homes around here too, but a Toll Brothers home is one of the best built homes out here; I’ve been in two of their large(r) one-story homes. Above that are the Blue Heron’s and other custom builders, but then we’re talking multi-million dollar homes before any upgrades.

We are toying with the idea of moving from the SW FL coast to the East. Friends of ours are considering this Toll Brothers Plan and so are we. Might be a nice change from a high rise condo building.

That’s a great floor plan. I think you’d be very happy with the build quality of a Toll Brothers. I opted for a bunch of upgrades (…within the budget I set for myself), including Jenn-Air contract grade appliances, etc. Here’s a few pics of my floor plan. It’s still a work in progress (..I can’t stay out of Restoration Hardware and Crate & Barrel ); the home closed the end of April and I moved in mid-May after the prior home built by Pardee/Tri-Pointe sold.

Ay what part of SH? I got in-laws in northern part of SH.

the homes in boca and surrounding areas have gotten insanely expensive since the pandemic. Pre covid 2019 you were looking at 700, 800k for a 4 bed, 3 bath modern home and now its well over 1.2M for the same thing. Got inlaws who bought in valencia and while very nice its a bit expensive for what it is

They are property developers like Shea, KB Homes, Centex, Lennar, etc. that do planned communities

These are huge publicly traded homebuilders. IDK how they are now but they were the original bitcoins in terms of trading. Huge swings.

They have gone up even more here in the Naples area but the pendulum is now beginning to swing in the negative direction as it needs to with inventory rapidly rising.

Yeah those were the big ones and Hovnanian also. Unfortunately they are spec homes and the quality is far from custom.
The plus is you are in a development with like homes which is nice for some, Hear good and bad stories about issues with build.
Crazy no ceiling crown throughout and 3” floor moulding not trimmed out

Yes, We don't have a lot of planned communities on Long Island, that's why I was confused.

Major homebuilders here like Toll Brothers, Taylor Morrison have a very wide range of designs and sizes. These are all extremely customizable. Literally hundreds of variations on all types of moldings, floor treatments, kitchens, bathrooms, fixtures, swimming pools,..... Options and custom items lists are damn near endless and rather daunting at first. They make it very easy to spend your money on whatever you want. Extremely difficult for local builders doing a few homes/yr to compete.
South Florida is experiencing an explosion of commercial, residential, and municipal construction.

Ha, I thought I was on Zillow for a second. To answer the OP…commercial real estate. A Porsche is dirt cheap compared to real estate in major MSAs. Majority of peeps in my neck of wood pay cash for their homes. 😆

BTW, we financed a lot of Toll projects. I can get behind Toll but KHov not so much….
