I am looking to buy a 2021 C2 S.
Not too many options, the MSRP according to the Porsche configurator with the options is 128,000.00
What would be a reasonable expectation of a discount from the MSRP price?
I plan on ordering the vehicle from the factory, not purchasing from the lot.
Also, is it better to buy from the lot or order the vehicle assuming the car has the options I need regarding discounts to MSRP?

You have to decide what your absolute musts are for your car before you consider an in stock vehicle. You probably won't find one exactly as you want but if you find one that is close it is hard to say no and wait 4 or 5 months. Discounts vary by area and dealer attitude. You can go to your closest dealer and get an idea what they will do so far as pricing goes. Dealers can also what other dealers around the country have and what they are getting in. Some dealers are very good at networking and will trade vehicles even if they aren't in yet as it may just be an allocation where the timing is better for one dealer than another - for example, a dealer in a cold climate might be willing to trade an allocation for a future vehicle for one which is close to locking in and will be delivered by February. So go to a dealer with your build code and show it to them - they can also point out sometimes things that you should add or maybe do without and go from there.

My friend, assuming you are in the United States, I think you are doing this a bit backwards. Especially nowadays with the paucity of (1) available allocations for C2S and (2) number of cars on the ground.
Instead of focusing on the % off of MSRP, I would suggest proceeding in this fashion.
1. Configure the car you want on the online configurator.
2. Then call around the nation asking dealers for available allocation in the trim you want (i.e., C2S or C4S or whatever).
3. Then, and only then, start worrying about pricing and discounts.
4. If No. 2, above, fails, start looking for available cars on the ground. Find one that either matches your spec, or comes very close.
5. Then, and only then, start worrying about pricing and discounts.
Good luck.
