Nice looking house. Friends of ours live in Encinitas right next to moonlight beach. Always enjoy visiting. Enjoy your new house.

Ed- I'm anxious to see how you adjust to the new smaller house and garage. You are my test case; just when I thought I had my wife ready to really start getting serious both our kids moved back in, if only for a while until grad school starts for our daughter and next semester for our son after his semester off. But soon I'll be paying for two tuitions and I won't be able to afford to move!! No bargains for coastal RE. We did look at a number of properties in Solana Beach, Cardiff and Encinitas and nice homes (like yours) got snapped up quick. Luckily our house is in a high demand area but the bubble seems to be back...

I'll keep you posted Nick. I'm hoping to be all done with the garage this weekend, and installing the new bbq for Sunday dinner. This is a good-sized two car garage, and the large shed out back takes up the slack? We have the inside almost done-pretty amazing that we only moved a week ago. My body is complaining though.

We sold our house VERY quickly-Javier did an excellent job. However, we spent about 10 weeks looking-as you mention, good houses-priced right, go fast. Ours was on the market for only 48 hours, and had multiple offers-with a counter of "give us your last & best". There is a mini-boom going on in SD County currently, no doubt.

I'm glad we sold/bought when we did. While we had a spectacular house in NE Escondido, and would have loved to take it with us, that area will not see the gains we can potentially see in Encinitas. The old location, location, location thing rings true. Then, there is the weather.

I'll need to have a car party soon, maybe tie it around the Rolex 24 in January.

I'm so happy to see the mini Villa coming along. It was my personal favorite of all the homes we saw. I love the idea of a car party a soon!

Ed,
you moved from Avocado land to Encinitas? I like both areas. My addiction is Rancho Santa Fe. Since I went out there ten years ago to pick up a Sunbeam Tiger I've been hooked.

Trouble is, I'm shy a cool Million................

Hey Mike, it's been a while since we've seen you around here. Yes, we are now pretty darned close to RSF-we're sort of border Encinitas/Olivenhain, and about a mile from RSF. Very close to some beautiful roads, albeit slow driving. Here are pics from today-I'm officially unpacked. I need to clean up some wires and hang speakers, and build a new bench for the drill press and bench grinder, but I'm 95% done!

Ed,
Beautiful place with personality. Yard is great. Rightsizing makes a great deal of sense...you get to a point where all of 'yourstuff' owns you rather than the other way round.
If I could I'd shrink my house and expand my garage.
We're getting that same rain, hard.....looks like it may move out tomorrow.

Garage and new home looks great Ed! Enjoy it!

My wife and I went through a similar discussion this summer regarding "location living". We have a small by great location house right now, but were tempted to buy a sprawling place with land outside of town. After much debate, we chose to stay put and remode our cottage. That was definitely the right choice...

Thanks Blake-we're really starting to feel at home. Funny, how we didn't think twice about space, but now are more creative about being efficient. And, only having stuff we really need.
