Clearly well cared for. Love that you request the dealer NOT to wash it...I do the same thing. I never let any dealer wash my car. Which makes me laugh because I know people who's cars only get washed when they are at the dealer. Anyway, GLWS.

1. I have no objective assessment of the clutch to offer you. Take up is smooth and there is no slippage under power. I have been driving manual transmissions my whole life (starting at age 13). I do not abuse this car. In my opinion, the clutch is fine and has many miles/years of life left in it.
2. The tires are fine. All 4 tires were replaced 8000 miles/3 years ago. I got 20k miles out of the original set. I included a photo of the driver-side rear tire in the ad. I can take photos of the other 3 tires if you want.
3. Fluids were changed at the Porsche dealer for the entire life of the car, so everything is as recommended by Porsche. Most recently, on 2nd September 2016, the engine oil (Mobil 1, 0W40), brake fluid & front differential clutch fluids were changed. In addition, spark plugs and engine & cabin air filters were changed at that time. The engine drive belt was replaced 2 years ago.
4. The car has not been modified, unless you count the clear side markers (originals included in sale :-), Dension iPod connector & paint protection film on the front bumper.
Asking price is at the top of the ad.

Lots of for car for the $$$.. That is why I love these cars.. Fair price, too low if you ask me. Manual, clean 997TT are getting harder to find, just a matter of time until they appreciate. The new GT3 RS is amazing, but it is also 5 TIMES the $$$.. 80k vs 300k... Rather have my old turbo and the $$ in my pocket.

Are you getting a commission? Hopefully at least 5%.
And if you find a dealer with an open allocation for a GT3 RS, you will likely pay
closer to 3x the $80k price being asked. Some 900 mile pre owned are selling in the $240s (and that is before negotiating).
The OP has a beautiful car but lets not comment on pricing because it opens the door on pricing commentary.
