Thermal will be a stunning facility and I wish them well with their business plan. They apparently have a number of prospective clients looking at lots and have numerous commitments so far.
The problem I see is with the proposed "HOA" fees. The expenses of running and maintaining a track like that will be significant and will have to be split equally among the members. I'm hoping at that point they see the benefits of renting the track to help cover the costs.

But in all seriousness, I don't see their business model working because: it's in the middle of nowhere! If I'm loaded and I want to pay big money for a track membership, I want it to be convenient to use. I want to be able to cut out from work on friday at noon and hit the track before picking the kids up from school.
People pay $4 at starbucks for 20 cents worth of coffee because it's convenient.
Porsche is on the right track with their experience center...30 minutes from Orange County where all the money is.

In any case, it's great news that the new facility is being built, but I they will need to change their model and rent the track in order to survive.

So the bidness plan now is members only??? Good luck with that. As close as it is to PS and even LA i dont see it working. They will havs to rent it out so low lifes like me can use it occasionally.

They've started construction a while back, a lot of earth moving going on. They've kept the big "golf guy" on the side of the freeway, although the club isn't in his hands now. Saw a rendering where he was in the picture. Would be great to keep him with a porsche race suit.

as private club it WILL fail
it's like being member of Augusta or Olympic club
u have money big deal
it's boring UNLESS u can visit and trad with r friends equally prestigious clubs. until there are 15-20 private club why would u ay fr membership?
