GT3 seems a little high priced
With 24k miles and few factory options this seems like someone's track toy.

Spoken like a true GT3 owner. Special models often hold their value better than common models, but there are also plenty of cases of the opposites. It all depends on the market. And of course we have the 964 and 993 GT3's to use as a basis for pricing :-P Sorry, I had to pick on you a bit.
On a serious note though, a low miles (this one is not) GT3 will command top dollar from the right person, but you also have to find them. Keep in mind that the 997's have a multitude of performance benefits over even the GT3 996 and many of the drivers who want a fast track car and are not adept enough to really setup and run a GT3 will go faster in a 997S or 997X51.
Before buying this car, I would definitely have it scanned and check the number of Level 1 and 2 overrevs. If either is high, it is an indication the car is driven very hard. Not that that is bad, it just effects the value. IMO, $65-70k is fair for this car.

level 1 = driver over revs the car with the gas pedal and hit rev limiter, fuel shut off. Not so bad.
level 2 = driver misses a down shift (usually 5th to 2nd instead of 4th or 6th to 3rd) and there is a mechanical over rev. i.e. the wheels and transmission are spinning the engine over it's limit. BAD, can cause valves to float and be bent as the pistons crash into them. or it can damage valve springs to cause failure at a later time.
the computer records both types and discriminates between them.
