^Yes, that's the idea...very industrial design house and shop matching. Heavy architecture.
+ Shop exterior design is almost done and interior will be done soon.
+ ~4,000 sq. ft. is about all I need...maybe a bit more.

Based on my experience, intumescent paint is expensive plus the amount of layers needed over the steel to achieve the correct fire rating can make it look bad (lumpy). Per SF, 2 layers of 5/8" GWB, framing including, is less expensive. Again, based on my recent projects.

Hey Spyrex, in Colorado, 50 acres, close to civilization, set back, out of sight and out of mind, in the zip code where wife's family settled 142 years ago.
Of all things, I have spent 2 years fighting over mineral rights. Colroado has weird laws, and you can have someone show up and Frac in your front yard. Believe it or not!

Nuts on mineral rights. Yeah I have none on my 2400sq ft beach shack lot. I might find some salt water if I go down more than 4ft tho.
