It's the arbitrary $ you want to put on the PTS factor. 7k, tracked, GT3 w/o PTS is worth below MSRP to me when you can get well maintained non-tracked cars. It's the PTS factor with no real data so becomes what the market will bear and based on his comments that it is about sold, I guess the market is bearing the premium.

Fairly scarce vs Sofa seats; Rennlist posts aren't representative of entire 991 GT3 market.
Correct me if I'm wrong: The lightweight bucket seats are unavailable at the parts counter, and may never be available; GT3 and GT4 production is over or very, very close, there are a few more RS available, and 991 R on the way.
