Easy DIY on any concrete floor just buy a 15 liter tin of sealer and have it tinted any color you want ,,apply with roller an bush .........that is a satin finish

Bruce,

is your garage climate controlled? We built our house a few years back and I wanted to insulate and climate control the garage to avoid the heat in sunny Arizona in the summers. However my builder talked me out of it as he stated that the garage doors are poor at insulation and it will be very wasteful on the energy.

How did you get around that? If at all? Special garage doors or not needed where you live?

Appreciate the input. Im so tempted to build another house and move and have a proper garage!

Your builder unfortunately doesn't get it. Insulated garage doors aren't super efficient, but not terrible. I build in the Southeast Valley (Gilbert, Chandler) and we put A/C in a lot of garages here. Mine has it. Costs money to run, but totally worth it in the summer. Sounds like you will need to move.....

He is a good builder and a good guy but more on the conservative end. Isn't a car guy. Frankly I love my house but the only thing missing is a kick *** garage. Its only 4 cars. I do have a lift so that makes it 5.

I had to take a bit of the garage in the back for my fish tank equipment but still. Need to convince the wife to find a new lot and build - maybe PV. Im good for now but will likely do a remodel in the garage for the short term.

You can get insulation panels that install on tilt panel garage doors ,,we use it here in Australia..The decorative finished panels cost a fortune currently because its a new product but the plain styrofoam panels unfinished in the image below a not to costly and it does cut the heat soak through the door down greatly ..On a 40 c summers day down under the doors are that hot you don,t want to touch them ,,this stuff comes in different thickness and sizes generally 30mm thick is the most common and really helps cut temps down in the garage area ..

Oh well... But really, I thought my last 2000 sf garage was epic? Looks amazing ma man!
