Mooty, its expensive but if you can switch to LED Highboys for your lights. No Buzz, they come on very quicly and cost less to operate. I going to switch over my Calgary Hanger in the next few months. My Hanger neighbour did it in the Fall, and the lighting is just great in his bay, much better than my MH's. I had Sodium Vapour and MH's in my wifes Greenhouse and we switched over to LEDs, much much nicer.
66Mustang, is your dad looking for any new sons? I clean up pretty well, a shave, a hair cut and some nice cloths, and I 'almost' look respectful. Love that light blue XKE, I think perhaps the most beautiful car ever made, even Enzo said that.

Mooty - check if there is an incentive energy saving program from your local utility company. Problem is you may have to fudge things and say they are on 24/7 to get an energy savings rebate.
If not and to save some money if the ballasts are good you can get away with only changing the light bulb and get the same light results as a new fixture.
LED's are brighter just make sure you get the right color rating.

My ceilings are 22'.
These 2 pics show them at about 70%. Each highbay is 18K lumens. I can forward the link if you want to the distributor, he is in CA.
I have no idea why the pics are sideways....

Bigass sent a couple of Mormon bikerider look alikes to me a year ago. I was interested in using their products in my 10,000sqft warehouse. Long story short, they kept pushing to send me product for the entire space (20+ fixtures) for free to try. I insisted on a written proposal which took weeks. They play the game to send you the product so you install it and then bill you a fairly high amount knowing that you won't want to remove and return the lights.
Same thing happened with the $10K high efficiency credit from FPL. Bigass claimed it was purely paperwork and that they would handle it. In the end, it would have ended up costing much more than I would have saved (using the $10K credit) if I would have to use the certified FPL installers. I bailed and rebuilt the MH that had blown ballasts. My tenant pays the electric bills anyway. No good deed goes unpunished!

Besides their high price tags and luxury features, the homes share another ingredient: dramatic garages.

Only buying 10 or so lights and a fan and they are discounting 20% a good LED that may not look as good can be bought for 125.00 all day long so they really do make sense. FYI you could have stuck it to your tenant in CAM it's not a capital expense Those ballasts still use more electric than a new LED so amortize the cost over the length of the lease.
