my space is same size and similar construction to yours. i thought $20k. well, let's just say im $50k in and i ran out of money for cabinets....

i got polished and dye concrete. same maintenance regimen....
oh well, it's better than spending all that time in bathrom putting on makeup like my wife.

Couple of Garages with different flooring. One has race deck which I have had for about 15 years and is a great product. Nice think about race deck is that if you move you can take it up and take it with you. Other floor is stained and polished concrete which has a nice look to it but is very easy to scratch because of the coating which I think is some type of sealant.

i have race deck in another garage. it's really hard to keep clean. i do mop them. but still...

and i concur the polished conc scratches eaily.

QUESTION: how did you get the motorcycles up there?

I used Tiles sandstone, it needs a little bit of washing, once a week i should say if you move the cars with bad weather, but i love the contrast. You can see on this pic

Rented an electric scissor lift. Rolled the bikes in the cage, lifted to the loft and rolled them onto the loft. You cannot see from the pics but both bikes are strapped securely to the floor with tiedowns because of earthquakes we have been experiencing the last couple of years here in Oklahoma.

If you have a high ceiling space you might consider acquiring a scissor lift. I found a few Genie 1930's used and arranged a group buy for myself and other garage owners in our project. It has been quite useful from construction to maintenance to cleaning. Here are two photos, one during construction and the other parked in its spot under the stairs on the left side of the photo.

Thanks, the current place is great, except for 3 things. 1-it's a rental 2-it's too small (absolutely packed this winter and cannot do any work or anything on the cars) 3-too far from home.

Anything more than 10-15 minutes is just too far. A 20 minute (the longer the drive, the more the time goes up "exponentially" with traffic) drive to warehouse, minimum 10 to swap cars and 20 back...it's an hour every time. I didn't think that thru enough when I rented the first one. This one being very close was key.

Ducati 1199:

The Harley's in the loft are definitely garage queens (1972 XR750 and 1929 Board Track Racer) even though they both actually run. While I have several rideable bikes, I just cannot quite fit on today's bikes. Took the Ducati Ducati MH900E for a drive around the block and my neck couldn't quite handle the sitting position. Since you are a Ducati guy you undoubtedly have adjusted to this aggressive riding position.
