$10K is a great deal for that car if in decent shape. I don't know if the front main seals on the 968's leak, but I had a similar leak on my 968 that I did not figure out before I got rid of it, but my 951 has it, and it's the front main seal.
That would not stop me from buying it. At that price, you could drive it for a few years and get all of your initial money back and maybe some more.

Are there any NLA or excessively expensive parts I should be concerned about? Example: Rear brake calipers for my 924S are over $1000 each... and no good aftermarket alternative.

When I had my 968, there was nothing like $1K parts. Many options for parts. I bought a TON of parts for the timing belt job that I never did, bought them from Porsche and it was something like $800 or $900 including a factory water pump (rebuilt). It might of been less than that. I posted a detailed list with prices here.
I was looking through my pictures and saw your post on the general forum, it sounds like the car you are looking at is similar from an oil leak perspective as compared to mine. Here are a few pictures, you can see the oil is coming from behind the timing belt cover.
I have a similar leak on my 951, and it leaks more when its sitting in the garage as compared to when it's running, others have suggested that it is a front main seal. They suggest replacing the oil seal collar. This auction is not for a 968, I don't know if it's the same, but I would think it would be similar:

They groove over time and need to be replaced.

I bought my 93 about 4 years ago with 149K miles for $9K, put about $3K in it over the next year and sold it for $9K and bought a 996. Still love the 968! If I can find the right one at the right price, I will buy another one.

Unfortunately, yes. Probably the worst thing about owning a 968.
For example, $300+ for a new rubber body seal is not unheard of, $1000 interior door panels....if you can even find one. Some are NLA.
Mechanicals are sometimes easier to find/less expensive, depends on commonality with 944 in my experience (which is limited).

I agree with Jeff it is a good price even with the work that is needed. I say buy.... You should be able to do the clutch and timing belt for under $2000. The Timing/Balance shaft belts on the 968 are very easy to change. The main thing is to have all the timing marks aligned. The clutch on the 968 is quite easy to when compared to the 944. Where are you located?

Hmm, you should shop around a bit. My local dealer did my timing belt replacement for under a grand. Water pumps not the issue on 968s like they were on 944s. I guess at that mileage I might do it but I would think about it. And the water pump is not that expensive. Neither is a clutch. I think under $2k at my dealer.

Belt rollers are noisy.
Leaking a bit of oil from the rear.
Local dealer quoted me also $4000 for the clutch.

I say buy it. Aside from the oil leaks the engine is clean. My logic is the clutch, timing belt, balance shaft belt, tensioners and rollers are all routine maintenance that you must do at some point. No escaping it. In my opinion better do it sooner than later. The last 968 i bought in February had all the mentioned leaks. If I was looking at leaks I would not have bought my car. I have no regrets. The 968 is prone to all these leaks if not serviced. In August I replaced all front seals, belts, etc. My car had a bad power steering leak from the hoses to the reservoir. As it stands the factory clamps were lose. I put new adjustable clamps on and no more leaks. As for the timing belt you can likely do it yourself. Ask me or any of the guys here and we will help. Did you get the quote from Porsche Bellevue? I just had the clutch dne on mine and did it at Gerber. I supplied the parts (all Porsche OE) Gerber did the labor. Less than $2k.
