work shop floor sealing tips
hey guys i bought a small factory first job is seal the floor . need tips ?
Acrilc or 2pak ?
broom roller or spray ?
white grey blu grey green grey?
non slip grit ?
paint the bricks with the same stuff ??

2 pac is expensive to do it right. it will last a long time, but it will fade. we paint the floor every yeah with paving paint, broom roller. takes about an hour and a half.

haha thanks Guns it's a good little space has a nice fit out with double story office and second mezanine down the back as well as monster AC about 170sqm I think i will realy have to post a thead as i get it coated hoist bolted down etc its in a good area near a aero club and air strip and some good industries this is from the rear corner you can see the room upstairs at the front as it has the big ducts the hoist will go between the 2 rooms so just a left turn in the door

yeh and an e34 as well belongs to a tenant that will stay as i pay less tax during the purchase. but i might keep him for further tax breaks if we can work something out . I have to go away for work so it would be helpful for security if he was there a bit when I'm not

IIRC, we used the basic kit from HD. And just re-seal every 1.5 to 2 years. We used non-slip along aisles and walkways, but left the areas underneath the cars and/or trucks slick for easier clean-up in case of spills. Also, we caulked the seam/joint around the border (between wall and floor) and rolled it up to 18"...makes it easier for containment and/or wash down

Also Sherwin Williams has a strong product offering, IIRC it is called ArmourSeal. They have a high-solids one that we have used as well in an industrial application.
