Putting $$ in the house usually don't increase the selling price $ for $. For example $20k to update the bathroom may only increase selling price by $10k. Spend it on the car. Don't tell the wife I said that. Now where can I hide another car.

Its all too easy to over-capitalise on a house, just like a 928.. lots of things that people worry about don't add as much value as they cost to do.

When selling a house, you usually get more bang for buck hiring someone who will "present" your house for you to a pre-determined budget. They'll do things like a quick cheap decorate (i.e. repaint walls etc.), cheap remodel of that ratty downstairs bathroom, putting your effects into storage, and hiring good-looking modern furniture that de-clutters the place making the rooms seem larger.

As much as your spouse thinks they're good at choosing bathrooms, kitchens and furniture, its more about getting someone who understands what will sell to the target demographic, of which you usually are not a member (otherwise you wouldn't be selling).

If your missus resists the rational alternative above, then she doesn't really want to sell, and there's an ulterior motive to be discovered.

Bigs - for the Rennlist Oracle of considered thought who often shares pearls of wisdom and insight for us the less informed or myopic, I can tell you Hilton's suggestions are those of an Oracle. Especially the part about having an objective real estate professional coming in and making the suggestions for how a bathroom/kitchen should be remodeled. To do it yourselves risks ending up with something you like and not what is best for the buying market.

Yes. His thoughts are well worth considering! If for no other reason than introducing an actual real estate professional into the scenario sort of crystalizes in one's mind the whole purpose behind the redo!

If a certain party resists the input of a real estate professional, then one must question that certain party's true motivation, no?
