These cars are pretty tough, so getting to 210K doesn't necessary = good maintenance. When I got my 85 it was pretty well neglected including being parked on the street and not started or moved for 6 years. I thoroughly enjoyed the 10 years I got out of it even though I spent a significant amount if time and money on it. At 240K it still ran extremely well, but it was far from the most attractive car exterior or interior wise.
to me, the best way to know it was maintained would be to have the documented history, or take it to a knowledgeable 928 mechanic for a PPI.

So he’s flipping the 928 out of an estate sale and wasn’t the person who maintained it through a lot of that mileage?

Hard pass for me. Don’t trade a solid running classic for an unknown, unless you are okay with spending a ton of effort on the unknowns that pop up.

Keep the Mercedes.
Buy the 928 outright, so you have something to drive as you restore the 928.

From my perspective I drive every day tractor and the Mercedes W123 is an tractor too.

It‘s a car with good build quality ,rust protection is Mercedes‘ like bad and the car is in every manner slow.

Technically the 928 is two decades newer than the Benz.

Ist's a workhorse, can Drive 1.000.000 km as a Taxi in Marocco

Freshly restored W123 from my Brother in law. He Likes such cars, has a VW T2 Camper.

Our 240D had only a trailer hitch for the horse trailer.
Maybe the canoe variant is the north american outback variant?
