So, I decided to build again after 25 years. Having put a lift in my 10'6" garage, I know I want a treyed or vaulted ( to accomodate a 30degree turn on a jack screw garage door) ceiling to a minimum of 13 maybe 14' in the outside 2 of the 3 bays. With a 2 step down ~14" from the man door and 9' house ceiling this gives me an immediate 10'2" height in the garage. The house bay will be brought down to a 9'2" ceiling so I can put a mezzanine above this bay for storage or what ever with a vaulted height of 7' so this bay will need trusses vaulted to 9'2" +10" floor joists+7'= 17'. The roof is 12/12 pitch and the garage is 24'11" deep so I should end up with a room approx 17' deep with 4' knee walls and 12 feet wide. Access will be off a lift in the second bay with center floor and ramps to store anything large or heavy. A set of drop attic stairs can also be put in for access too. I'm also going to place garage floor drains to a sump pump shooting out the back so it meets code and not into the sanitary? Any thoughts, suggestions?

It's getting harder to put floor drains in new-build garages. Many municipalities demand some kind of oil/water separation system. Your idea of draining to a sump is usually permitted, as long as the sump doesn't pump out automatically. Some building inspectors overlook it, some don't. A buddy of mine got around this by installing all the floor drain plumbing, plugging it, and skimming the concrete pour right over top it. After he had the final inspection, he broke out the thin skim coat and polished up the edges with a grinder. Best to check with your local building department before you get too far along with your plan.
