Default Does anyone know anything about the cost of home renovations?

Here's the layout. Great room, 40 X 20 with 14 foot ceilings. One wall, floor to ceiling, then staircase to basement, then wall separating staircase from 10 foot ceiling in kitchen. Kitchen side of that wall has built in floor to ceiling cupboards with granite counter.

I want to knock down the first wall and replace it with a railing overloocking the staircase to the basement, then knock down the kitchen wall at waist level such that the great room is open to the kitchen. Get it? I can provide a link to the home listing if you need it.

EDIT: Here's a link to the plan. You can see the two walls I want to knock down on either side of the staircase. I assume they would need to be replaced with columns.

I'm just wondering if the cost of this *minor* fix would be beer money or Porsche money?

thanks!

Jamie, talk to Joe. He owns his own contracting company and is very professional. (416) 540-7558

Take your best estimate and double it. Then add 50 percent more for "might as well as" items.

The wall you are knocking down might be a support wall and could get pricey. I tried to run some spans based on the design and it would seem to indicate so. But, I may not be in sync with the wall you descibe.
Although it does not show as a support based on size, seen it happen before in real life.
I love knocking walls out and opening up living space. It's the cool part about renovations.
