I’m a high end residential/commercial builder….the business has gone nuts since covid and needs a reset. Costs are out of hand.
But like others have said your job seems larger than you think. A basement can be a large job and folks in this industry work days not nights, expecting them to work nights is unrealistic. Also city by laws would not permit it. Construction is only permitted on certain times during the week and weekends.
Im actually a MD, but always been more on the business side of medicine. Haven’t seen a patient in 15 years.

Some sage advice from someone who has done A LOT of DIY reno on 7 homes and worked with numerous contractors of every sort over the years both commercial and resi - if they tell you they can take you on asap in this market run from them and FAR! Decent tradespeople (larger re/re projects) and GC's are booking into late Summer and Fall 23 at a minimum already.
In the basement if your 2x4 walls are already framed I can reco a good guy for dri core and vinyl plank type flooring install. That said drywall on ceiling and walls should go up before vinyl flooring goes down so he could do dricore first then install finished floor when rest completed. Also have a very good drywall guy I've used in past for 4 diff jobs.

Just got the work done on my investment property - rebuilding the townhome due to water damage. It was a pretty major job but came out on time and at the standard i expect it to be. Liked the quality and most importantly met the budget. Gave him 2 other jobs (one on my wife’s business commercial unit and another residential condo full reno) also completed pretty good.
i can refer you to the GC firm that i used. Think they have an ability to tackle small to large scale.

@palmpalm Sincere apologies - I don't mean to hijack your thread but I will ask as it may be of mutual benefit to you.
For those of you who recently had renovations done, did your contractors pull permits for you for electrical, plumbing, and HVAC along with permits from your respective city? I ask as 9/10 have told me no, they won't do it, and it isn't worth it, but will build to code and that the additional lead time and costs aren't worth it. Of course, they will do it as long as I'm 1. willing to pay the extra costs, which is $$$$$ and 2. deal with the extra approval and wait time. A by-product of #2 is where the GC won't take on the job.
We plan on staying at this current residence for another 3 - 5 years or however our life situation and/or economic situation changes, i.e. kids on the horizon, career, recession etc. We want to make the most of our home for the years to come while knowing that we can sell it w/o getting into trouble or deter potential buyers when it comes time to sell. Thanks in advance!

I've only had one job permit'd at my residence.
but I've had my electrical work checked by an electrician who pulls permits for all his jobs. He's on some sort of list where they only check a certain percentage of his jobs...

In the GTA: Please indulge my tremendous ignorance in these matters: My elderly parents are selling me their house. It needs a few minor things (some windows not opening/closing properly and some sinks only getting hot or cold water). I'd also like to finish the basement in an open concept (basically needs better/new insulation and drywalling of the 4 walls, put down a floor and put up a ceiling). I'd like to have this work done over the next month. Any recommendations on who to do this? I've never owned a house/hired anyone for this type of work. I figure I need 1 plumber and 1 basic construction guy?
