Nice spec and love Carmine. If you end up pulling the trigger congrats!
That said since you asked, from what I've heard lately it is a solid deal. There is another Rennlister I've been chatting with that is looking at brand new 2019 GTS models out west, $168-173k MSRP builds with dealer offering to sell in the $144-145k price range. Key difference being the cars are brand new (less than 100kms) vs the 4800kms on the car you are looking at. Upside on your car is the CPO though which is worth another $3500 or so which is a plus not to mention the lower selling price. Personal opinion on GTS vs C4S but I'm a GTS fan myself...
As for purchasing a Porsche Experience car, I'd definitely want to see it in person as those cars can get beat on pretty good, sounds like you have which satisfies that concern. For context any chance I've had to drive a Porsche Canada car I've driven it hard (understatement) but that isn't necessarily a bad thing.

I have seen the car and test drove it.
We just returned from signing the offer.
Porsche Canada has approved 4 new Michelin tires and dealer is leaving the 4 half used tires on the car. That’s $2200 value. So I’m getting 8 tires with the car. We’ll have final inspection in a few weeks when they’ll have finished prepping the car. So final payment is only done once the prep (paint correction)is done and we can give our final approval.
Final deal is $141,000 (Msrp of $171755, asking of $144,900)), fix holes and respray front bumper, paint correction where needed, free exterior car cover, free storage for remainder of winter, 4 free tires plus the tires on the car (8 tires total) and front clip PPF at their cost.

^Agreed. My first 991.2 was a launch car driven by every news agency known to man and it was perfect through 45,000 kms. These are tough cars. Lots of snow in Muskoka?

We finally have the car.
The pandemic put a serious kink in this journey. We signed for the car, social distancing had just been suggested. All that was remaining was to schedule delivery. Then everything closes! Major uncertainty about the future, where's the economy going,.....?So basically call the dealer and say we can't go through this now. We don't know what the future holds, so buying a car is the last of our priorities, making sure our kids are OK, taking care of our clients and business is more pressing. We can't even meet. I agree that If he's got another buyer to go ahead and sell it.
But, as time passes, dealers are reopening and we can meet. The price of the car is renegotiated and we re-sign. Car is to be delivered 10 days later.
We finally got it last Friday. Just in time for our anniversary!
