Yonge & Davisville for sure if you can swing it. Way more central. Walk to more restaurants and shopping. Walk to Yonge & Bloor in 1/2 hour. Rent a heated underground parking space for $100 per month or hold out for a garage. Market is slow now.

$100 per month for an underground parking space? Please tell me where to find this. Current benchmark in my area is $250/month and there is a 1-year waiting list!

Any apartment in the Yonge & Davisville/Eglinton area. They're all 1/2 empty. There are a dozen or so Ferraris's, Vettes, Grifith's etc. in the building I keep my Z in. Social housing buildings as low as $69 a month.

Garage is worth it. Bloor& Royal York is a nice place but pretty boring on the weekends, but it is very close to T.O and easy to get there fast, not that I would want to myself.

I live in area #2 (no stalkers plz ) - it’s really lovely. Close to golf club, river/trails and subway. It is very quiet, lots of retired people and not a lot of “diversity.” Restaurants overall are okay, Azarias is a gem.

Market is slow in Midtown? I live near Casa Loma and I left for work two weeks ago and neighbour two over had a for sale sign. It was sold for over asking by the time I got home that evening!

Live in the area that is better for you and your family. If that’s midtown, and you can afford the payments on the mortgage, do it.

Well, that's where we live now. It is nice, we can afford it, but it is hard not to think about cashing out, have no mortgage and not have to wrench in the driveway.

It’s always good to consider your options. Both are great areas. If the kids are young enough, a move will quickly be forgotten. If they’re established with great friends, I’d stay put.

If the garage rage is a big draw, do what I did. I bought a rental with a 2 car garage that I kept for myself. Now I can go there and tinker without being bothered!
