Default OT - Toronto Housing

Just a quick poll, you have two choices:

1. Live in Midtown (Yonge and Davisville) with a mortgage

or

2. Live in Bloor West/Royal York/Kingsway without a mortgage

Assume two school age children, and you work downtown. Both houses would be the same size and finishings. Also your house in Midtown doesn't have a garage, but the new one would AND you like doing your own wrenching.

Avoid the mortgage. Interest rates will inevitably rise.

Hands down no question #2. Especially if #2 is walkable to the subway.

Have enjoyed #2 for the last ten years. Great area to raise kids and some great schools (Public, Catholic and Private) thankfully I don't work downtown (I avoid it like the plague) but when my wife did she found our close access to RY station very convenient.

The no mortgage factor is also a big + IMHO.

#2 no question. Wins on all fronts in my opinion: location, environment, garage, mortgage. Nothing but upside to me.

I live in the Swansea area; great neighbourhood. The people, schools, walkability, TTC access, High Park proximity, are all top notch. Bloor West village is slowly getting more nice bars and restaurants making it a nice evening option. Access from the west via Gardiner is also fantastic. Most of my family lives west and you never really have to sit in the Toronto traffic to get home. That was one of the downsides of the Mid-town / Leaside options. Plus a garage? No brainier in my mind.
