The Dow is over 12K, where's the recession? It's the greatest story never told according to Kudlow. The dems WANT you to believe there's a recession. my .02 ymmv

most of your points are right on. but RE is very local. rental prop isn't gonna work in SF unless you are cash rich. with in 200 miles of downtown SF, you need AT LEAST 50% downpay to even have a chance to break even in CF. with the rising rate, my gut feeling is 60% down is what you need.

seriously though it's sad. I'm trying to buy a 993 TT and a 997 GT3 in the next 6 months without selling my 993S, and my major league baseball salary just isn't gonna cut it til i reach free agency. If I didn't really do this on the side i'd be riding a bike!
hum, maybe i should look into the dallas mkt. in CA, unless you are doing forclosure purchase 24/7, and have your own crew for remodel/construction, you have NO chance in winning the bid (unless it's a dog) and you be lucky not to lose money let alone making any.

mooty- dallas real estate is great for rentals, not to mention if you're a texas resident- you're not paying state income tax. for most p-car owners that would be a lot of money. sales taxes are lower too. property taxes are higher in certain counties, but your house costs way (WAY) less than the bay area.
extremely rentable properties are definitely in the 25-35% down payment range. Lots of college students and young people who would rather rent and drive a nice shiny bmw lease than save up for a down payment and drive a honda for a few years.

I agree that cash is the best thing to have right now- which is why I'd rather free it up by going the loan route for cars. I guess that's a luxury of having a high salary. I'd rather rent the place i lived in to pay off the rentals i owned faster, creating positive cash flow as fast as possible.

another thing is i've partnered up with people in order to pay less up front- it's easier to qualify, and it's better to own 50% of something (appreciating asset that is) than try to go solo and own 100% of nothing. hard to find trustworthy people who aren't in a rush to flip.

What a group of smart people talk about this in the end of 2006!!! So, is it a good time to upgrade to 991.2 cert preowned GT3 now?

I haven’t watched that video but I guess I view it as there is never really a safe time to buy a Porsche. No one in their depreciation videos could have predicted a national pandemic where millions would become unemployed in the process.

I guess if you want to take the risk and like the car then go for it. If not, don’t go for it. Luckily, if you pay cash, you can always get something out of it and if you finance with enough down you should always be able to get out of the loan. But smartly and don’t worry.

991=> 25 YO chic, one night stand, then get the next 25YO one night stand.
997=> one that you marry, you get pissed at, but still in love.
have 991 or mistress only make you understand 997 or wife better and smart men always come around.
