Use a rule of thumb of ~30-32mph average speed, so at 40k miles the DME will show around 1,250-1,300 operating hours.
(I am not a Tech) but if I recall there is also a counter on how many times the DME has been programmed.
That DME looks very very clean. As I have said before, I have been a continuous turbo owner since 1993 and a GT2 owner since 2003.
Deposit has been sent, and PPI will be scheduled soon. I already bought a set of carbon sport buckets from my friends at Dundon Motorsports and they are at home in my garage. I even have a buyer already for the standard sport seats that come with the GT2. So, things are moving along.
The GT2 has been dropped off for its independent PPI, where I will of course request a full DME scan including operating hours. The seller has been very up front and accommodating throughout the process, which helps!

Good luck. You're doing the right thing. I bought my 997GT2 CPO'ed with 3,000 miles on it 8 years ago and use it as a fair-weather daily driver. I have to say it's probably the best all round car I've ever had. It can go grocery shopping and also eat up GT3 Cup Cars on the track. I've run it up to 46,000 miles now and have enjoyed every mile, and plan to just keep on piling them on. I think you're getting a deal. These wonderful and rare cars, they only brought 194 of these into the US, I don't think you'll ever have a better entry point.
My sincere thanks again to you all...I really feel like 997 GT2s aren't given the love that they deserve...and I look forward to doing my part to help promote them. I formerly did that with the 1993-1995 Toyota Supra Turbo Hardtop models, and I think it's time I turned my attention to this great platform. Being that we only received 194 out of a worldwide total of 1242 cars, it's a pretty special Porsche model. I'm definitely looking forward to the ownership adventure. I'm sure you'll all have fun reading about my first drive impressions soon.
OK, the independent PPI results are in and basically there are no huge surprises, so that's great.
Brake fluid needs to be flushed
Alignment needs to be done
Cabin air filter needs to be replaced
Oil recommended to be changed/filled
Coolant recommended to be flushed
Windshield has a few knicks
Stereo head unit is 'aftermarket'
Trunk light inoperable
Hand brake set a bit high
Low tone horn inoperative
The DME scan yielded the same results at a second shop:
Range 1: 3212
Range 2: 919
Range 3: 0
Range 4: 0
Range 5: 0
Total Hours: 1091.7
Unless you guys see anything crazy, sounds like a nice used GT2 that has lived some life and is ready for some basic service and a new home with me.
Steve, long time 997 GT2 owner here. A couple of thoughts:
a) most reliable and trilling car I've ever owned.
b) 996 are hitting 20 year mark first but 997 will likely always out-appeal the 996 over the long haul (IMO)
c) 997 GT2 is the value-sleeper and the market is funky for them right now. However, they were the fastest production P car at the time, very unique in RWD turbo, MT and Mezger motor. Almost as limited production as 4.0 and 2RS. By all the laws of Porsche time-value, I don't think any owner will regret owning a 997 GT2 10 years from now - even a well-driven one will get some upward tag-along rights.
d) On this particular car, I am surprised by the DME and it would cause me to be a little suspicious (not so say there is anything wrong but in my experience, it seems unlikely there would be so many range 1 and 2's and no range 3's).
e) PCCB's could be off because the car was tracked or because a previous owner couldn't really afford the car and decided to hawk the PCCB's for spare coin. More reasons to be cautious about previous maintenance (which sort of takes me back to "D").
f) regardless, these cars are tough and can survive a less than stellar history. If all is clear with PPI and a solid test drive, I think you are working into a fair price.
Good luck and enjoy driving the wheels off of it. Tip: leave the nannies on for a while and be prepared for a quick shift between 2nd and 3rd :-)

I also thought the DME results were too 'clean' relative to other GT2s, but after watching Doug (switchcars) video about actually resetting a DME being extremely difficult, I am not as concerned. At this price point I'm not even that concerned about the car being previously tracked a bit as I do expect it with any GT car, just want to make sure the overall condition is what I expect. I definitely agree with your sleeper-value comment and think the rarity of this car will always make it coveted...I'm banking on that as these are the only types of 911s I want to hold.
