997 C2S PPI Results - Should i be worried?

I Recently had (yet another) 997 PPI - would appreciate some feedback
2008 C2S
70k miles on chassis
10k miles on motor (replaced with new engine under Porsche warranty in September 2013)
Apart from the issues below, everything else was good
DME report clean, no over revs
Brakes/tires/suspension good
Car is in good cosmetic condition. Exhaust has an odd sound coming from left baffle but no exhaust leak observed. Windshield wipers are worn. Right front window regulator is noisy and poor operation indicates it is near replacement. Brakes front and rear have approximately 80% life remaining. Oil is dirty. Oil leaks have been observed from the valve cover gaskets and the oil pump seals. Per documentation, oil pump seals were replaced during engine replacement and cup seals were done according to Porsche of Atlanta (mileage 590180 Current mileage is 68,871. Oil is still leaking from left side (minor) and right side is getting heavy. No DME faults or codes present.
Remedy as follows:
1) Valve cover gaskets (RTV) and oil pump seals. Est. $ 2946.19.
2) Right window Regulator Est. $ 519.38.
3) 72K service is due per computer in car. (air filter, cabin filter, oil and filter, spark plugs) Est. $ 1004.14.
4) Be advised horns are weak. May be due for later replacement but as of now they do work.
Not really worried about the window regulator and horn..
But are these oil issues something to worry about
Seller is confident that he has never seen any oil left under the car in the garage, engine bay/exhaust is clean of any oil, and Also that after 6 months of driving (since last oil change) his oil gauge is steady as a rock - no sign of oil consumption.
As you can see cost to fix was quoted at $3k as requires an engine drop
How concerned should i be about this?

Sounds like the car was just not loved. Minimum maintenance and lost of sitting around.

I would pass. You can find a better one with lower miles, better options and better maintanence records.

Has dirty oil and multiple leaks = neglected. Nothing kills gaskets faster than dirty, contaminated oil. And it indicates other problems (barring an oil analysis), because it takes a lot for an inspector to make note that it looks particularly dirty.
This car was not cared for. So curious about engine #1
Suggestion to avoid going broke looking for cars: You need to up your search/filter game. You need to really screen out the sellers. You might be doing this, but man... talking and meeting sellers goes a long, long way.
Good luck. You might be doing everything right and have bad luck.

Without knowing any other information the engine replacement and subsequent oil leaks also have me assuming this car was neglected. I would walk away. This car really seems like it will become a money pit.

Yes agree screening sellers is a must.
I have had a great experience with this seller and believe him to be a stand up guy who has done te beast to maintain the car - only thing is perhaps he didn't drive the car enough...
Background:
He is the second owner
He bought the car at Porsche dealer in 2013 after they had done the engine replacement
Original owner traded in the car after he found a "clacking sound" coming from the engine
Upon inspection and tearing down engine Porsche dealer found :
"Worn out rod bearings and damage to the cylinders. Requires Engine replacement"
So that's the history of the original engine
A 2 year old / 10k mile new engine Should be pretty solid no?

Sorry, but doing your best to maintain the car would mean that a ppi wouldn't reveal dirty oil and leaking gaskets.
Find a car that hasn't done as much sitting. When they sit, the rubber bits start rotting out. Suspension will also start having things that need replacing as well down the road.

it may have been a little neglected and in need of some talc, but the real question for me would be the purchase price. If you can get it for a really good price and have the necessary repairs done then it might be worth pursuing if it is the car the checks all the right boxes for you. To me it comes down to the price. Good luck.

I have to keep reminding myself: The original engine was toasted and replaced, and this engine, with 10,000 miles on it, is leaking and has very dirty oil.
Sounds like you don't need a 72k mile service on a 10,000 mile engine though.

Better to have an older motor with higher mileage (50-70k miles) in good condition than take this young one and fix the leak?
