So it's under or nothing, actually a very common job here just wasn't sure about the clearance. Note that the garage goes in to house not where that car is parked (through the bushes and straight down under the bay window)

i am an architect by training and minor'd in city planning. 99% of the city planners just fk the city more and more. if we dont have them, the city would do much better. almost all great cities in history are not planned.. and almost all planned cities are f up.

most things planners are preserving are pointless. sensible adaptation to modern use is the way to do it. now if you still ride around in horse buggies, then sure, no garage needed. but........

rant over.

did i say i HATE city planners?

if city planners allow it can u do a lift/elevator system where your bmw so u can still use the driveway. That way u can drive in with no issues with steep angles and still utilize the driveway? Probably expensive though and
Liability as well if kid shoulD go in halfway when lift going down. Mike

if city planners allow it can u do a lift/elevator system where your bmw so u can still use the driveway. That way u can drive in with no issues with steep angles and still utilize the driveway? Probably expensive though and
Liability as well if kid shoulD go in halfway when lift going down. Mike

Suggestion could work but wouldn't be cheap. Could use an electric gate to isolate the lift/driveway whilst in use... i.e. lift won't go down until gate has closed and gate remains this way until lift up...

Main problem- reliability and maintenance...
i) lifts tend to fail, if it fails the car stays home...
ii) Electric gates fail, gate fails- car stays home...
iii) it would cost crap loads to do... I'm guessing...

I wonder why... lol...

Took me 8 months to get a planning permit for a garage in my backyard that is accessed via a laneway and isn't even seen from the street (was complient with all local laws) because I'm on a small block with a period type home... Yet in half that time a developer got a permit to tear down a run down period home and began construction of 2 units that don't even reflect the general character of the 100 yr old homes around them (not that this phases me)... BUT what planner's *** did he kiss to do twice as much in half the time...

The garage goes under the house,not under the parking spot there

100 Year flood plain is 803"
House sits at 810.2" It's a little decieving in that picture...
