converting from AWD to 2wd costs very little, ( ~ $650 if you buy new parts and do your own labor).

count on adding at least 12 - 15K to that.
but it's a valid question.
also consider, you can always return AWDectomey car back to AWD at NO COST and sell as required.
selling a modded car is always / usually challenging.
