GTR 993,

Your post cracked me up. My wife does the same thing when we moved into our new house. It was "too empty" and so she felt the need to fill the house with what I call "knick knacks", but she calls "essentials".

My theory: We buy bigger houses because we've filled our old one with too much "stuff". It's not that we truly need that much floor space.

Swftiii - Christ! And I thought my area was expensive... I'll stay here thanks.

Should have been "less than 1/4 acre." Sorry for the error. The point was that St. Louis like many other cities has a very wide range of housing stock. Moving a bit further out (i.e., 30-45 min. commute), 1+ acre lots are readily available.

Trends are also big to watch. Over here we have an area that used to be a middle/working class neighbourhood on the westside that in the last 5 years has become "the" place to live for the newly trendy... prices have rocketed skyward accordingly, and it is now counted as one of the most expensive areas in all of Vancouver...

GTR 993 -

The picture or your possible future house looks great. You guys are right, location, location, location, but everything in the Bay Area is unbelievable. Everyone who lives in the bay area dreams of being able to purchase a nice home at a reasonable price. The reality now is that if you don't already own a home, then entering the housing market for an average couple is nearly impossible. While the bay area economy has suffered, most real estate prices have not. $1million doesn't buy you much anymore. In a decent area between SF and Silicon Valley, you would probably get a 30 yr old 2500 ft home on a 6,000 sq.ft. lot for about $1mil. Although I've made a lot on my home, I can't afford to move up to a better home. My home is probably worth $1.8 to $2 mil, but it would cost me an addition $1 mil to get a larger home on a slightly better lot in the same area. And we're not talking about a mansion or anything really special. So we dream about buying a beautiful house for $500k. Life is short, get the house and then the P-car.

Property increases in the UK are legendary at the mo - we are experiencing circa 20% growth in house prices!!!

Last year, 'average' house price across the UK exceeded 'average' wage earners budget for the first time. Now, first time buyers are having to buy part shares in houses in some areas, as they cannot get a big enough mortgage on their 'average' income to buy a small starter house. 3 bed, back to back terrace houses in student area of Leeds have gone from £35-£45k to £80k- £100k in 2 years.

London prices are obcscene! Glad I bought 2 years ago!! (Though the house I sold for £150k is alreeady at £210-£215k !!)

Thumbs up

I'm still enjoying reasonable prices in RI, compared to my NYC and Boston buddies. There are actually a lot of areas that are still unchartered out here in the East. Values have been going up but not as dramatically (OK w/me). Paid $248,000 for an 1883 victorian farmhouse w/detached three bay barn/office/shop on 3/4 acre about three years ago. 4.5 miles from work, 10 minutes from Providence, hour from Boston. Yahhoo!!!!

You have to live in the city! Sure the schools suck, the city tax on earnings suck, services are so-so. But the values are going up. We live near the Botanical Garden and it's a really great location at afforadable prices. But old house are in now. A friend just bought a 3 story in Compton Heights for $375000 and is going to spend about $150000 in rehabbing it. The house should then be worth around $650000. The lots sizes are small though. Not a bad thing, mow it quick and then go driving!

I split my time between LA and Hong Kong. In Hong Kong a nice 1000 sq ft apt (an APARTMENT!) will cost you $750-900K...and that's down 60% from three years ago. Talk about ridiculous prices

Money is just a space-occupying lesion. The more you have, the bigger the house, the bigger/faster the car, the more expensive the tires, and you don't live any differently, just with "bigger" stuff.

BTW, nice house.

Durham is not so crazy - yet - as building is going at break-neck speed, still.

I like the farmhouse thing in RI. I could handle that. Wife went to RISD.

I found a house for $369,000 on 1 acre! 3800 SF but it is another 15 minutes from where we want to live. It's amazing the difference certain areas make in price increases. If I can find one in the same are by Monday for less I think I can talk her into it which = Cab. or maybe TT for me. It would be worth it. Keeping my fingers crossed. <img src="http://boards.rennlist.com/upload/ToddsHouse.jpg" alt=" - " />
