FYI just went through this with BofA, Chase and some local CU's. Rates have spiked significantly recently. Similar to above, Chase was well over 4% (4.59%? Can't remember exactly) and BofA was similar. I am in San Diego so talked to SDCCU which did not want to loan money at all and ended up with Mission Fed CU at 2.99%. This is all with excellent credit scores and a very low backend ratio. Banks are getting weird right now.

As a side note I heard a rumor last week that MBS bonds went zero bid for the first time since 2008. With interest rates moving so quickly I don't think banks are real interested in taking on new loans which may end up not being very profitable by the time they are funded and sold.

Hot off the press. Ad in June Panorama magazine from XCEL FCU for 1.99% rates for PCA members for new Porsches.

I have used them several times, all reasonably successfully. They are super small, which means you get highly personalized service. For example, if I wanted to speak with someone about my loan, I would call Antoinette. And if wanted to speaking with the lady who handles titles, I would call another lady who's name I could find easily (but can't recall now).

I used First Tech Credit Union for all my loans. Locked in at 2% in December. To me, that’s basically free money. They are fantastic to work with and have a great self service web interface.

Generally the over $200k loans are specialty places like Woodside that charge a lot extra. Portfolio loans are infinitely better in that bracket. All the major brokerages and many of the minor ones are extremely happy to help folks spend their pre-tax investment profits.
Does Vanguard do that?

you should call to find out. I dont think there’s a stated limit. My friend just finance a plaid Tesla with them and he said they do 80% LTV or less. So I think it’s over $100k
