Turns out that this particular vehicle was indeed titled by the dealer in June for use as a demo, so about 3 less months on the warranty. How should I take that into account in making an offer? 15-20% off MSRP?

Normally, that is not the way it is
done. Dealers punch the warranty
when they start using it as a demo
...but they don't need to put title in
their name. They probably still have
the 'Certificate of Origin' supplied by
PAG/PCNA & you'll be able to title it
as first owner. It's just that your
warranty period will be less than
if they had not punched it.

The other way that dealers punch
a warranty on a vehicle is if the
importer is allowing 'trunk money'
on unsold previous MY cars as the
new MY vehicles start arriving. In
that case, dealer needs to punch
the warranty to get it off the unsold
inventory for PCNA's sake & be able
to received the 'trunk money' offered.

Then the dealer can sell it at an
even greater discount. Normally
he has from MSRP to the invoice
to play with. Now he has that plus
the PCNA 'trunk money'. The latter
is rather rare in 'good times' like
now. It's mostly used in disaster
years like MY2009 in the middle
of the country's financial meltdown.
But when it happens, you could see
a punched warranty Porsche with
zero miles, which is not the case
with this demo.

3 months is nothing. "Demo" is something, and scary. PDK or manual?

Ask them to CPO the car. What is the MSRP? What are they asking for it now? They aren't desperate enough already to knock off 20%.

As a matter of reference, a year ago I got 20% off (21.5% if you count the full fender and full hood clear bra that was already on it) on a 2015 C2S Cab that had been sitting on the lot for 15 months, warranty unpunched, PDK. It was a March '15 build. They had decided to send it off to auction, were within a couple of hours of punching the warranty, and it was leaving the next day when I happened to walk in the store. Tried very hard to get them lower but they wouldn't budge. In any event, I felt really good with that discount.

After exchanging a bunch of emails with the dealership, I found out that the car is being driven by the owner's wife, they can't sell it for four months, and don't even know how many miles are on it.

Then I ran a carfax and found out it that not only was it titled, but it was back in June 2016 (not 2017).

Basically a waste of time. Car was advertised as new with 12 miles on it.
