Is it worth buying a 17 Carrera without certification to save 2500? Especially if I plan on selling it within three years?
Or is it better to get the certification so the vehicle will sell faster and for more money?

Maybe the CPO makes the car slightly easier to sell when you're done with it, but if I was in your shoes I wouldn't pay extra to benefit the next owner
you'll be covered under factory warranty for the duration of your ownership from what it sounds like.
lease vs buy is another entire discussion that has been debated ad nauseam. I prefer to buy outright unless I have a tax advantage from leasing thru a business - which is a decision between you and your accountant.
i would buy sans CPO in your situation. You can do other things with the $2500 over the next 3 yrs.
