How do you know for sure? However, while not desirable, I don’t think it’s a deal killer with that mileage. Just take care of it asap and then enjoy the car if it ticks off all the boxes.
Service is 10k mile/1 year, 20k mile/2 year, 30k mile/4 year, and 40k mile/4 year. If it were up to date on service all of these would have been performed at the correct time intervals, so it should have had multiple oil changes (every 10k mile/1 year), the spark plugs (30k mile/4year) and air filter (40k mile/4 year) major services as well. The spark plug and air filter services are not insignificant costs, if they haven’t been performed then the selling price should reflect that.

Sounds like a great potential. What else is it equipped with? PDK, Sports Chronograph, PSE, Leather, fancy headlights? You didn't list the options or the price. PDK has the largest impact.

As above, I'd work out a price for sale, then once that's penciled in, demand an oil change as part of it. That way they won't just roll the oil change service into the sale price.

With the mileage, obviously the car was babied. Who knows they may just take consistent little spins around town on random weekends. The car will bark at you with all kinds of lights if something is truly wrong. Just get the oil changed right away if they don't know when the last change was. If super ****, get it changed again 1k miles later to heat up and flush anything else out. Either way that's nothing to worry about, and not uncommon on this caliber of car. Would you walk away from one of Jay Leno's cars because it was low mileage? Good luck on your search!
This. If it's never had an oil change, it's certainly due based on time alone (not mileage). Same with spark plugs (4 years) and air filter (4 years). Serpentine belt is due at 6 years so depending on the vehicle's in-service date, that could be due very soon. Just figure $2000-$4000 (depending on whether it's through a Porsche dealer or indy mechanic) worth of service that you should be ready to perform right away or have the seller perform for you. Either way, you're paying for it whether it's on your own or the sale price.

Correct. It's a little shorter at 3/30k for the 991.2 engines, too. Something something harsher environment.
