There were 710 C2 GTS built between 2017 and 2018 out of a total 15,250 cars. You have to decide how likely you are to find another built like you like. If you walk away because of 5k and they sell it to someone else are you OK with that or will you regret that? Only you can decide but at least you are getting opinions. I would buy 118k with cpo.

The dealer isnt going to CPO it. If they would, then it would cost them thousands and I would be more accepting of their price. Since it isnt CPO, its like buying a used high mileage car with 1 1/2 years less warranty.
We can all speculate how a demo car was driven...
Build a 992 with everything you want/need, be it S or base. What do you come up with in $? Is it far off this one? With discount, I paid less for my GTS new than you'd pay for that used car. IMHO it's worth the wait and if necessary the extra $ to have a new car delivered to your spec. At least you don't seem to need to wait for a manual.
Personally, I would never buy a demo, especially one with 12k miles. A demo is no different than a rental, it’s been beat up since day one, driven by 100 different people who treat cars far differently than vehicles they own. Time to move on to something else.
As others have said the car is overpriced. I just purchased a new 2019 991.2 in December and was given 10.5% off a brand new car.
I get it. The 991.2 run is basically done and this car is a perfect match. Emotions are also playing into the deal, they always do with a purchase of a Porsche.
If you want my .02 cents, I would offer 118k as is or $120k if they CPO of the car. Find another 2018 GTS online, even if not the exact spec and play the deals against each other. You need some leverage here and honestly you don’t want to overpay if you don’t have to.
They can sell it CPO with any mileage over 1000. I'd try to buy if at $115k (and negotiate as high as $120k) with the condition they CPO it, and see where it goes. You have to be willing to walk and shop nationally, or they have you by the gonads. Its really nice, but there are other GTS being sold with mileage like that. Some will sell for low prices. CPO should cost them less than $3000. They probably have to put new tires on it to CPO. Don't cave...

Car has been pounded on a bit, yes(you think a dealer/Porsche employee took it easy? No way)

yes I got a discount not the price I wanted but not so bad 121k including clear sidemarkers, new front lip (it has a little scratch but I wanted new), the car inside is almost new better than cars with 3k miles that saw before, no scratchs in leather looks new and have all options wanted, difficult to find used (i checked nationwide) I drive the car no more than 3/4k per year and change them in two years so I will trade it before the end of the warranty, and the 992 still do not like it for what I see in photos.

Me too...I prefer stick but my wife likes to ride with me going to car mewtings etc, and she loves Pdk, btw I have a stick partner for the GTS
