Thanks. Yes, I used Franklin Autoswing™ Carriage Door Openers provided by the door manufacturer. The guts are from BFt Italy - very well made. Here is a better shot of openers.

Very nice...I have a brown stained concrete floor & when I drop a "one of a kind" fastener
it is gone.

Thanks Dave! It is a metallic epoxy 3 layer coating with clear top coat. If you google metallic epoxy flooring, there are a few YouTube videos that show the process. Pretty cool. I wanted random pattern, and this came out close to what I was hoping for.

Thanks! My tree-hugging neighbor to the left is ~750' away and put up a royal fuss due the tree removal on our property and the new structure. We stayed well within the covenants of the HOA, but that didn't matter to the unhappy ones. That was the only down-side of the project. Worth it in the end.
