Ther has been a few ‘condo’ like buildings go up in the Calgary area over the last few years. I have never really looked into them as I have two private aircraft hangers that fill all my personal car/truck/boat/motorcycle storage needs. The ones up here you get a title for your space and there is a Condo association that looks after all the common area issues, for a monthly fee. I am not sure how they do security, but my guess is each owner is resposible for what you have inside your ‘bay’ and the group provides some level of protection for the commom lands.
The bigger warehouse style ones are probably run differently. I could see in a large enough space there could be true 24/7 onsite maned security. I have to rely on a remote security provider and standard stuff like good bright lighting, inside/outside cameras, motion/smoke/CO2 detectors, up-graded doors/hinges/locks etc. We did have one theft, the idiot (not me) pulled the car out left it running and went back inside to take a leak. A costly pee, the car was found, but sideways in a ditch a few miles away, a 458 Coupe. But the local County has since built a new Fire/Police Station right at the main entrance to the airport property, so all the bad dudes now have to drive right by it. So no guarantee, but a bit of help on the security side. But it also means you can’t really do a high speed noisy exit in you own car -J

Any opinions from the experts on water heater? Navien 180 was recommended to me. I want to be able to have hot water to wash cars/bikes/parts... TIA.

I would stay away from RAB. I personally chose RAB LED lighting for the inside/outside of my commercial building based on there website claims that they where union made in the USA and did not mind paying the premium. Every box that showed up was marked made in Taiwan, deceptive. Made a bunch of phone calls and was told they have not yet updated there website...4 years later, no problems.
10-4; I upsized and went with NPE-210A; should be mor ethan adequarte now. 199,000 BTU/Hr. Good enough for a car wash!

Funny... I like AMP. Nice elevation changes, tricky corners, twisty and technical. Nice change from Road Atlanta which looks rusty and brown compared to AMP's shiny newness. The ability to store your car at the track seems convenient too. Where is the facility in Alpharetta?

I agree with part of your assessment on AMP. New, beautiful facility. Great concept and amenities. My biggest problem is the main attraction, the track, it is like a 3/4 Scale track. No flow, at all. Too narrow, and choppy. It's a shame really, because I like everything else about the concept and environment they've created there.

And there is the newly announced Stables in Alpharetta which is a $60 million project on exit 12 on 400. I think it is one to watch but I bet those units are going to be expensive and are 3-4 years out.
