Turns out that the current owner had four lifts in the garage, bringing the garage capacity to 13 cars!
After visiting the house several times inside and out, we've decided to make an offer.
The house has more than seven acres, most of which is very scenic rolling hills in horse country, and also has a barn with six stables. I wouldn't have guessed that there are many people who are into both cars and horses, but perhaps that's not the case?

it's a slippery slope, once you buy a house that fits that many cars you can't not fill it...its like furniture, the bigger the house the more furniture you need..

I just bought some wall art from society6.com (thanks for the link from Billy Wyatt). Very large .. up to 9 feet etc. The material is what I would describe as "bed sheet" like. Very inexpensive ... $40-$80.

For those who have built garages, what rules of thumb do you use for square feet per car and $ per square foot (garage itself, excluding land)?

The $20K per car estimate is just for the garage, excluding land. At 3000 sf, I'd estimate that your garage will hold about 10 cars, so the estimate about $200K for the garage, of which $20K for garage doors doesn't seem unreasonable.
